Common use of Additional Compensation Clause in Contracts

Additional Compensation. Tenant agrees to pay to Landlord, immediately upon receipt, fifty (50%) of all funds received by Tenant (net of Tenant's reasonable expenses to relet) for a Transfer in excess of the Rent allocable to the Premises.

Additional Compensation. Additional Compensation. Tenant agrees to shall pay to Landlord, immediately as soon as practical upon receiptreceipt thereof, fifty (50%) one-half of the excess of all funds compensation received by Tenant (net of Tenant's reasonable expenses to relet) for a Transfer in excess of over the Rent allocable to the Premisesportion of the Premises covered thereby.

Additional Compensation. Tenant agrees to shall pay to Landlord, immediately upon receiptreceipt thereof, fifty percent (50%) of the excess of all funds compensation received by Tenant (net of Tenant's reasonable expenses to relet) OFFICE LEASE AGREEMENT Xxxxxxxx Xxxx Xxxxx, Xxxxxxxx Xxxx, Xxxxxxxxxx Arcutis, Inc. 16 for a Transfer in excess of over the Rent allocable to the Premisesportion of the Premises covered thereby, after deducting Tenant’s reasonable and documented costs incurred in connection with such Transfer.

Additional Compensation. Tenant agrees to shall pay to Landlord, immediately upon receiptreceipt thereof, fifty percent (50%) of the excess of (1) all funds compensation received by Tenant (net of Tenant's reasonable expenses to relet) for a Transfer less the costs reasonably incurred by Tenant with unaffiliated third parties in excess of connection with such Transfer (i.e., brokerage commissions, tenant finish work, and the like) over (2) the Rent allocable to the Premisesportion of the Premises covered thereby.

Additional Compensation. Except as provided in paragraph 10.d. below, Tenant agrees to shall pay to Landlord, immediately upon receiptreceipt thereof, fifty percent (50%) of all funds compensation (less Tenant's actual reasonable expenses associated therewith) received by Tenant (net of Tenant's reasonable expenses to relet) for a Transfer in excess that exceeds the Basic Rental and Tenant's share of the Rent Excess allocable to the Premisesportion of the Premises covered thereby.

Additional Compensation. Tenant agrees to shall pay to Landlord, immediately upon receiptreceipt thereof, fifty percent (50%) of the all funds net compensation received by Tenant (net of Tenant's after deducting reasonable expenses to relet) transaction costs such as brokerage commissions, tenant improvements and legal fees for a Transfer in excess of that exceeds the Rent allocable to the Premisesportion of the Premises covered thereby. Tenant shall hold such amounts in trust for Landlord and pay them to Landlord within ten (10) days after receipt.

Additional Compensation. Tenant agrees to shall pay to Landlord, immediately upon receiptreceipt thereof, fifty (50%) percent of the excess of all funds compensation received by Tenant (net of Tenant's reasonable expenses to relet) for or a Transfer in excess of over the Rent allocable to the Premisesportion of the Premises covered thereby.

Tenant agrees to shall pay to Landlord, immediately upon receiptreceipt thereof, fifty one-half (50%1/2) of the excess of all funds compensation received by Tenant (net of Tenant's reasonable expenses to relet) for a Transfer in excess of the Rent allocable to the Premises.a

Tenant agrees to shall pay to Landlord, immediately upon receiptreceipt thereof, fifty (50%) % of all funds compensation received by Tenant (net of Tenant's reasonable expenses to relet) for a Transfer in excess that exceeds (i) the Basic Rental, plus (ii) Tenant’s share of the Rent Excess allocable to the Premisesportion of the Premises covered thereby, plus (iii) all costs incurred by Tenant related to such Transfer, including but not limited to, brokerage commissions, alteration and improvement costs for such transferee, reasonable attorney’s fees and credits or abatements given to the transferee.

Additional Compensation. Tenant agrees to shall pay to Landlord, immediately upon receiptreceipt thereof, fifty one-half (50%1/2) of all funds compensation received by Tenant (net of Tenant's reasonable expenses to relet) for a Transfer in excess that exceeds the Basic Rental and Tenant’s share of the Rent Basic Costs allocable to the Premisesportion of the Premises covered thereby.

Tenant agrees to shall pay to Landlord, immediately upon receiptreceipt thereof, fifty (50%) % of all funds compensation received by Tenant (net of Tenant's reasonable expenses to relet) for a Transfer in excess that exceeds the Basic Rental and Tenant's share of the Rent Electrical Costs and Excess allocable to the Premisesportion of the Premises covered thereby.

Additional Compensation. Additional Compensation. Tenant agrees to shall pay to Landlord, immediately upon receiptreceipt thereof, fifty percent (50%) of the excess of all funds compensation received by Tenant (net of Tenant's reasonable expenses to relet) for a Transfer in excess of sublease over the Rent allocable to the Premisesportion of the Premises covered thereby, after first subtracting all of Tenant’s transaction costs in connection with the Transfer, including broker fees and commissions, legal fees and costs, and improvement allowances, to the extent applicable.

Additional Compensation. Tenant agrees to pay to Landlord, immediately upon receipt, fifty percent (50%) of any and all funds received by Tenant (net of Tenant's reasonable expenses to relet) for a Transfer in excess of the Rent allocable to the Premises.

Additional Compensation.
