Common use of COMPLIANCE WITH RESPECT TO THE APARTMENT Clause in Contracts

COMPLIANCE WITH RESPECT TO THE APARTMENT. Subject to para 12 above, the Allottee shall. after taking possession, be solely responsible to maintain the[Apartment/Plot] at his/her own cost, in good repair and condition and shall not do or suffer to be done anything in or to the Building, or the [Apartment or Plot], or the staircases, lifts, common passages, corridors, circulation areas, atrium or the compound which may be in violation of any laws or rules of any authority or change or alter or make additions to the [Apartment/Plot] and keep the [Apartment/Plot], its walls and partitions, sewers, drains, pipe and appurtenances thereto or belonging thereto, in good and tenantable repair and maintain the same ina fit and proper condition and ensure that the support, shelter ete. of the Building is not in any way damaged or jeopardized. The Allottee further undertakes, assures and guarantees that he/she would not put any sign-board / name- plate, neon light, publicity material or advertisement material etc. on the face facade of the Building or anywhere on the exterior of the Project, buildings therein or Common Areas. The Allottees shall also not change the colour scheme of the outer walls or painting of the exterior side of the windows or carry out any change in the exterior elevation or design. Further the Allottee shall not store any hazardous or combustible goods in the [Apartment/Plot] or place any heavy material in the common passages or staircase of the Building. The Allottee shall also not remove any wall including the outer and load bearing wall of the [Apartment/ Plot]. The Allottee shall plan and distribute its electrical load in conformity with the electrical systems installed by the Promoter and thereafter the association of allottees and/or maintenance agency appointed by association of allottees. The Allottee shall be responsible for any loss or damages arising out of breach of any of the aforesaid conditions.

The Allottee shall plan and distribute its electrical load in conformity with the electrical systems installed by the Promoter Vendor/ Developer and thereafter the association of allottees Association and/or maintenance agency appointed by association of allotteesAssociation. The Allottee shall be responsible for any loss or damages arising out of breach of any of the aforesaid conditions.

The Allottee further undertakes, assures and guarantees grantees that he/he/ she would not put any sign-board / name- board/ name-plate, neon light, publicity material or advertisement material etc. on the face facade façade of the Building building or anywhere on the exterior of the Project, buildings building therein or Common Areascommon areas. The Allottees shall Allottee also not change the colour color scheme of the outer walls wall or painting of the exterior side of the windows or carry out any change in the exterior elevation or design. Further the Allottee shall not store any hazardous or combustible goods in the [Apartment/Plot] or place any heavy material in the common passages or staircase of the Buildingbuilding. The Allottee shall also not remove any wall wall, including the outer and load bearing wall of the [Apartment/ PlotApartment]. The Allottee further undertakes, assures and guarantees that he/she would not put any sign-board / name- plate, neon light, publicity material or advertisement material etc. on the face facade of the Building or anywhere on the exterior of the Project, buildings therein or Common Areas. Subject to para 12 aboveThe Allottee / Purchaser shall, the Allottee shall. after taking possession, be solely responsible to maintain the[Apartment/Plot] the Unit / Apartment at his/her own cost, in good repair and condition and shall not do or suffer to be done anything in or to the Building, or the [Apartment or Plot]Unit / Apartment, or the staircases, lifts, common passages, corridors, circulation areas, atrium or the compound which may be in violation of any laws or rules of any authority or change or alter or make additions to the [Apartment/Plot] Unit / Apartment and keep the [Unit / Apartment/Plot], its walls and partitions, sewers, drains, pipe and appurtenances thereto or belonging thereto, in good and tenantable repair and maintain the same ina in a fit and proper condition and ensure that the support, shelter eteetc. of the Building is not in any way damaged or jeopardized. The Allottee / Purchaser further undertakes, assures and guarantees that he/she would not put any sign-board / name- platenameplate, neon light, publicity material or advertisement material etc. on the face facade of the Building or anywhere on the exterior of the Project, buildings therein or Common Areas. The Allottees / Purchasers shall also not change the colour scheme of the outer walls or painting of the exterior side of the windows or carry out any change in the exterior elevation or design. Further the Allottee / Purchaser shall not store any hazardous or combustible goods in the [Apartment/Plot] Unit / Apartment or place any heavy material in the common passages or staircase of the Building. The Allottee / Purchaser shall also not remove any wall including the outer and load bearing wall of the [Apartment/ Plot]Unit / Apartment. The Allottee / Purchaser shall plan and distribute its electrical load in conformity with the electrical systems installed by the Owner / Promoter and thereafter the association of allottees Allottees / Purchasers and/or maintenance agency appointed by association of allotteesAllottees / Purchasers. The Allottee / Purchaser shall be responsible for any loss or damages arising out of breach of any of the aforesaid conditions.

Further the Allottee Allottees shall not store any hazardous or combustible goods in the [Apartment/Plot] Apartment or place any heavy material in the common passages or staircase of the Building. The Allottee Allottees shall also not remove any wall including the outer and load bearing wall of the [Apartment/ Plot]theApartment. The Allottee Allottees shall plan and distribute its electrical load in conformity with the electrical systems installed by the Promoter and thereafter the association of allottees Association and/or maintenance agency appointed by association of allotteesAssociation. The Allottee Allottees shall be responsible for any loss or damages arising out of breach of any of the aforesaid conditionsaforesaidconditions. DISHONOUR OF PAYMENT INSTRUMENTS In the event of dishonour of any payment instruments or any payment instructions by or on behalf of the Allottees for any reason whatsoever, then the same shall be treated as a default and the Promoter may at its sole discretion be entitled to exercise any recourse available herein. Further, the Promoter shall intimate the Allottees of the dishonour of the cheque and the Allottees would be required to promptly tender a Demand Draft of the outstanding amounts including interest at the Applicable Interest Rate from the due date till the date of receipt by the Promoter of all the amounts including the dishonour charges of Rs. 5000/- (Rupees Five Thousand only) (for each dishonour). In the event the said Demand Draft is not tendered within 7 (seven) days then the Promoter shall be entitled to cancel the allotment, subject to provisions hereunder. In the event the Allottees comes forward to pay the entire outstanding amounts, interest and penalty thereof, the Promoter may consider the same at its sole discretion. In the event of dishonour of any cheque, the Promoter has no obligation to return the original dishonouredcheque.

The Allottee Allottee(s) further undertakesundertake(s), assures assure(s) and guarantees guarantee(s) that he/she would not put put-any sign-board / name- board, name-plate, neon light, publicity material or advertisement material etc. on the face facade of the Building Tower or anywhere on the exterior of the said Project, buildings Towers therein or Common Areas. The Allottees Allottee(s) shall also not change the colour scheme of the outer walls or painting of the exterior side of the windows or carry out any change in the exterior elevation or design. Further the Allottee Allottee(s) shall not store any hazardous or combustible goods in the [Apartment/Plot] Apartment or place any heavy material in the common passages or staircase of the BuildingTower. The Allottee Allottee(s) shall also not remove any wall wall, including the outer and load bearing wall of the [Apartment/ Plot]said Apartment. The Allottee Allottee(s) shall plan and distribute its his electrical load in conformity with the electrical systems installed by the Promoter and thereafter the association of allottees Allottees and/or maintenance agency appointed by association of allotteesAllottees. The Allottee further undertakes, assures and guarantees that he/she would not put any sign-sign- board / name- name-plate, neon light, publicity material or advertisement material etc. on the face facade façade of the Building or anywhere on the exterior of the Project, buildings therein or Common Areas. However, the Allottee agrees and undertakes to be responsible, at its own cost and expense, for any damage and/or inconvenience, which shall be caused to other Allottees in case on non-maintainability of its walls and partitions, sewers, drains, pipe and appurtenances, etc. The Allottee further undertakes, assures and guarantees that he/she would shall not put any sign-board / name- board/name-plate, neon light, publicity material or advertisement material etc. on the face facade façade of the Building Said Block or anywhere on the exterior of any other Blocks within the Project, buildings therein Said Project or anywhere whatsoever within the Phase Common AreasPortions. The Allottee shall plan and distribute its electrical load in conformity with the electrical systems installed by the Promoter and thereafter the association of allottees Allottee(s) and/or maintenance agency appointed by association of allotteesAllottee(s). The Allottee shall be responsible for any loss or damages arising out of breach of any of the aforesaid conditions.

COMPLIANCE WITH RESPECT TO THE APARTMENT. Subject to para 12 above, the Allottee shall. shall after taking possession, be solely responsible to maintain the[Apartment/Plot] the Apartment at his/her own cost, in good repair and condition and shall not do or suffer to be done anything in or to the Buildingbuilding, or the [Apartment or Plot]Apartment, or the staircasesstaircase, lifts, common passages, corridors, circulation areas, atrium or the compound which may be in violation of any laws or rules of any authority or change or alter or make additions to the [Apartment/Plot] Apartment and keep the [Apartment/Plot], its walls and partitions, sewers, drains, pipe and appurtenances thereto or belonging thereto, in good goods and tenantable repair and maintain the maintainthe same ina in a fit and proper condition and ensure that the support, shelter ete. etc of the Building is not in any way damaged damage or jeopardized. The That Allottee further undertakes, assures and guarantees that he/she would not put any sign-board / name- plateboard/nameplate, neon light, publicity material or advertisement material etc. on the face facade façade of the Building or anywhere on the exterior of the Project, buildings therein or Common Areas. The Allottees shall also not change the colour color scheme of the outer walls or painting of the exterior side of the windows or carry out any change in the exterior elevation or design. Further the Allottee shall not store any hazardous or combustible goods in the [Apartment/Plot] Apartment or place any heavy material in the common passages passage or staircase of the Building. The Allottee shall also not remove any wall including the outer and load bearing wall of the [Apartment/ Plot]Apartment. The Allottee shall plan and distribute its electrical load in conformity with the electrical systems installed by the Promoter and thereafter the association of allottees Allottees and/or maintenance agency Maintenance Agency appointed by association Association of allotteesAllottees. The Allottee shall be responsible for any loss or damages arising out of breach of any of the aforesaid conditions.

COMPLIANCE WITH RESPECT TO THE APARTMENT. Subject to para Para 12 above, the Allottee Allottee(s) shall. , after taking possession, be solely responsible to maintain the[Apartment/Plot] the said Apartment at his/her own cost, in good repair and condition and shall not do or suffer to be done anything in or to the Building, or the [Apartment or Plot]said building Apartment, or the staircases, lifts, common passages, corridors, circulation areas, atrium or the compound which may be in violation of any laws or rules of any authority or change or alter or make additions to the [said Apartment/Plot] , and keep the [said Apartment/Plot], its walls and partitions, sewers, drains, pipe pipes and appurtenances thereto or belonging thereto, thereto in good and tenantable repair and maintain the same ina in a fit and proper condition and ensure that the support, shelter eteetc. of the Building building is not in any way damaged or jeopardized. • The Allottee Allottee(s) further undertakes, assures and guarantees grantees that he/she would not put any sign-board / name- board/name-plate, neon light, publicity material or advertisement material etc. on the face facade façade of the Building building or anywhere on the exterior of the Project, buildings building therein or Common Areascommon areas. The Allottees shall Allottee(s) also not change the colour color scheme of the outer walls wall or painting of the exterior side of the windows or carry out any change in the exterior elevation or design. Further the Allottee Allottee(s) shall not store any hazardous or combustible goods in the [Apartment/Plot] Apartment or place any heavy material in the common passages or staircase of the Buildingbuilding. The Allottee shall be responsible for any loss or damages arising out of breach of any of the aforesaid conditions.

COMPLIANCE WITH RESPECT TO THE APARTMENT. Subject to para 12 above, the Allottee shall. after , from the Deemed Date of Possession or taking possession, whichever is earlier, be solely responsible to maintain the[Apartment/Plot] the Apartment at his/her the Allottee’s own cost, in good repair and condition and shall not do or suffer to be done anything in or to the BuildingWing, or the [Apartment or Plot]Apartment, or the staircases, lifts, common passages, corridors, circulation areas, atrium or the compound which may be in violation of any laws or rules of any authority or change or alter or make additions to the [Apartment/Plot] Apartment and keep the [Apartment/Plot], its walls and partitions, sewers, drains, pipe and appurtenances thereto or belonging thereto, in good and tenantable repair and maintain the same ina in a fit and proper condition and ensure that the support, shelter eteetc. of the Building Wing is not in any way damaged or jeopardized. The Allottee further undertakes, assures and guarantees that he/she would not put any signsignboard/name-board / name- plate, neon light, publicity material or advertisement material etc. on the face facade façade of the Building Buildings/Wings or anywhere on the exterior of the Project, buildings therein or Common Areascommon areas. The Allottees Allottee shall also not change the colour scheme of the outer walls or painting of the exterior side of the windows or carry out any change in the exterior elevation or design. Further the Allottee shall not store any hazardous or combustible goods in the [Apartment/Plot] Apartment or place any heavy material in the common passages or staircase of the BuildingBuildings/Wings. The Allottee shall also not remove any wall including the outer and load bearing wall of the [Apartment/ Plot]Apartment. The Allottee shall plan and distribute its electrical load in conformity with the electrical systems installed by the Promoter and thereafter the association of allottees and/or maintenance agency appointed by the association of allottees. The Allottee shall be responsible for any loss or damages arising out of breach of any of the aforesaid conditions.

COMPLIANCE WITH RESPECT TO THE APARTMENT. 16.1 Subject to para clause 12 above, the Allottee shall. , after taking possession, be solely responsible to maintain the[Apartment/Plot] the Apartment at his/his/ her own cost, in good repair and condition and shall not do or suffer to be done anything in or to the Building, or the [Apartment or Plot]Apartment, or the staircases, lifts, common passages, corridors, circulation areas, atrium or the compound areas which may be in violation of any laws or rules of any authority or change or alter or make additions to the [Apartment/Plot] Apartment and keep the [Apartment/Plot], its walls and partitions, sewers, drains, pipe and appurtenances thereto or belonging thereto, in good and tenantable repair and maintain the same ina in a fit and proper condition and ensure that the support, shelter eteetc. of the Building is not in any way damaged or jeopardized. The Allottee further undertakes, assures and guarantees that he/she would not put any sign-board / name- name-plate, neon light, publicity material or advertisement material etc. on the face / facade of the Building or anywhere on the exterior of the Project, buildings therein or Common Areas. The Allottees shall also not change the colour scheme of the outer walls or painting of the exterior side of the windows or carry out any change in the exterior elevation or design. Further the Allottee shall not store any hazardous or combustible goods in the [Apartment/Plot] Apartment or place any heavy material in the common passages or staircase of staircaseof the Building. The Allottee Allottees further undertakes, assures and guarantees that he/she would not put any signsign- board/name-board / name- plate, neon light, publicity material or advertisement material etc. on the face facade of the Building or anywhere on the exterior of the Project, buildings therein or Common Areas. The Allottees Allotteess shall also not change the colour scheme of the outer walls or painting of the exterior side of the windows or carry out any change in the exterior elevation or design. Further the Allottee Allottees shall not store any hazardous or combustible goods in the [Apartment/Plot] Apartment or place any heavy material in the common passages or staircase of the Building. The Allottee Allottees shall also not remove any wall including the outer and load bearing wall of the [Apartment/ Plot]Apartment. The Allottee Allottees shall plan and distribute its electrical load in conformity with the electrical systems installed by the Promoter and thereafter the association of allottees Association and/or maintenance agency appointed by association of allotteesAssociation. The Allottee Allottees shall be responsible for any loss or damages arising out of breach of any of the aforesaid conditions.

Subject to para 12 above, the Allottee shall. sha ll, after taking possession, be solely responsible to maintain the[Apartment/Plot] the Apartment at his/her own cost, in good repair and condition and shall not do or suffer to be done anything in or to the Building, or the [Apartment or Plot], or the staircases, lifts, common passages, corridors, circulation areas, atrium or the compound which may be in violation viol ation of any laws loss or rules of any authority or change or alter or make additions to the [Apartment/Plot] Apartment and keep the [Apartment/Plot], its walls and partitions, sewers, drains, pipe and appurtenances thereto or belonging thereto, in good and tenantable repair and maintain the same ina in a fit and proper condition and ensure ensuring that the support, shelter eteetc. of the Building is not in any way damaged or jeopardized. The Allottee further undertakes, assures and guarantees that he/she would not put any sign-board / name- plateboard/name•plate, neon light, publicity material or advertisement material etc. on the face facade façade of the Building or anywhere on the exterior of the Project, buildings therein or Common Areas. The Allottees Allottees, shall also not change the colour scheme of the outer walls or painting of the exterior side of the windows or carry out any change in the exterior elevation or design. Further the Allottee shall not store any hazardous or combustible goods in the [Apartment/Plot] Apartment or place any heavy material in the common passages or staircase of the Building. The Allottee shall also not remove any wall including the outer and load bearing wall of the [Apartment/ Plot]Apartment. The Allottee shall plan and distribute its electrical load in conformity inconformity with the electrical systems installed by the Promoter Promoter/Developer and thereafter the association of allottees and/or and / or maintenance agency appointed by association of allottees. The Allottee shall be responsible for any loss or damages arising out of breach of any of the aforesaid conditionsconditions and the allottee shall not raise any objection and create any obstruction whatsoever if the Promoter/Developer in future purchases the land adjacent to the said Property and amalgamate the same for construction of another phase or block and for such construction the common entrance road is to be used for free access to the New Phase/Block.

COMPLIANCE WITH RESPECT TO THE APARTMENT.
