Payments of Base Rent. All amounts to be distributed pursuant to --------------------- clause "third" of Section 3.1(a) of the Loan Agreement shall be distributed forthwith upon receipt by Certificate Trustee from Administrative Agent in the following order of priority: first, to the Certificate Purchasers (pro rata ----- among the Certificate Purchasers, without priority of one Certificate Purchaser over the other, in the proportion that the outstanding Certificate Purchaser Amount of each Certificate Purchaser bears to the aggregate outstanding Certificate Purchaser Amounts), to the extent the Certificate Purchasers shall be entitled to such amounts under this Trust Agreement or any other Operative Document; and second, the balance, if any, of such payment remaining thereafter ------ shall be distributed to Lessee or at Lessee's direction. Payments of Base Rent. All Base Rent payable hereunder shall be paid to Landlord via wire transfer, ACH draft or other electronic funds transfer to‌ , or in accordance with such other instructions as Landlord shall designate to Tenant in writing not less than five (5) business days prior to a Base Rent payment date. For so long as there is any obligation owed to a Mortgagee (as defined below), Landlord covenants to cause to be remitted to Mortgagee (or the applicable trustee or agent) all payments of Base Rent received hereunder in an amount sufficient to pay all current obligations due to the Mortgagee.
Payments of Base Rent. Tenant fails to pay any Base Rent on or before the date it first becomes due, and the failure continues for 7 days after Tenant is notified of the failure; or, Tenant fails to pay any Base Rent on or before the date it first becomes due more than two times in any period of 12 consecutive calendar months, regardless of whether any of the payments are later made within the 7-day period after notice.
Payments of Base Rent. Tenant’s Tax Payments and Tenant’s Operating Expense Payment shall be abated from and after the Commencement Date through the day immediately preceding the day that is thirteen (13) months after the Commencement Date, provided that a continuing Event of Default by Tenant does not exist on the due date of any such payment.
Payments of Base Rent. The applicable Base Rent ------------ --------------------- determined pursuant to Section 4.01 shall be payable, in arrears, in monthly installments, commencing on the Commencement Date and continuing on the fifteenth (15th) day of each calendar month thereafter during the Term. If the Commencement Date is a day other than the first day of a calendar month, the first monthly installment of the Base Rent shall be prorated on a daily basis using for purposes of such proration the number of days which would have been in such first monthly installment period if the Commencement Date had been the first day of the calendar month. The monthly installment payment to Landlord on account of the Base Rent shall be equal to one twelfth (1/12) of the Base Rent for such calendar year or partial calendar year.

Related to Payments of Base Rent

  • Payment of Base Rent Tenant agrees to pay the Base Rent for the Premises. Monthly Installments of Base Rent shall be payable in advance on the first day of each calendar month of the Term. If the Term begins (or ends) on other than the first (or last) day of a calendar month, the Base Rent for the partial month shall be prorated on a per diem basis. Tenant shall pay Landlord the first Monthly Installment of Base Rent when Tenant executes the Lease.

  • Payment of Basic Rent Basic Rent shall be paid absolutely net to Lessor or its designee, so that this Lease shall yield to Lessor the full amount thereof, without setoff, deduction or reduction.

  • Rent Payments Xxxxxx agrees to pay rent to the Landlord during the term of this Lease in equal monthly installments of $975, which shall be paid on or before the first day of the month. If there are multiple Tenants signed to this Lease, all such Tenants are jointly, severally and individually bound by, and liable under, the terms and conditions of this Lease. A judgment entered against one Tenant shall be no bar to an action against other Tenants.

  • Monthly Base Rent On each Due Date, each Lessee shall pay to the Lessor the Monthly Base Rents that have accrued during the Related Month with respect to all Vehicles that were leased by such Lessee under this Operating Lease on any day during the Related Month;

Notwithstanding that the payment of Annual Fixed Rent, Operating Expenses Allocable to the Premises and the Tax Excess payable by Tenant to Landlord shall not commence until the Rent Commencement Date, Tenant shall be subject to, and shall comply with, all other provisions of this Lease as and at the times provided in this Lease. Except as expressly otherwise set forth in this Lease, the Annual Fixed Rent, Additional Rent and all other charges for which provision is made in this Lease shall be paid by Tenant to Landlord without setoff, deduction or abatement.

  • Base Rent Lessee shall pay Base Rent and other rent or charges, as the same may be adjusted from time to time, to Lessor in lawful money of the United States, without offset or deduction, on or before the day on which it is due under the terms of this Lease. Base Rent and all other rent and charges for any period during the term hereof which is for less than one full month shall be prorated based upon the actual number of days of the month involved.
