Common use of Term Commencement Date Clause in Contracts

Term Commencement Date. The Term Commencement Date in respect of each RFO Premises shall be the later of: (x) the estimated Term Commencement Date in respect of such RFO Premises as set forth in Landlord's Notice, or (y) the date that Landlord delivers possession of such RFO Premises to Tenant in "broom clean" condition, free of all occupants and their possessions in good condition and repair. Landlord agrees to use reasonable efforts (including the institution of eviction proceedings) to deliver the RFO Premises on the estimated Term Commencement Date.
