XXXXXXXX ROAD. Xxxxxxx, Arizona 85296 COMMERCIAL INDUSTRIAL LEASE AGREEMENT This Commercial Industrial Lease Agreement (this “Lease”) is dated effective and for identification purposes as of April 14, 2021, by and between TC/P XXXXXXX GATEWAY, LLC, a Delaware limited liability company (“Landlord”), and LI-CYCLE INC., a Delaware corporation (“Tenant”).

All clearing and grading work to be accomplished by the Developer. The City agrees to grant necessary grading easements for the placement of removed soil and dirt resulting from the buttressing work. The Developer agrees to reasonably restore landscaping to Xxxxxxxx upon completion of the work.
