Approved Tenant definition

Approved Tenant means a tenant holding under a lease or tenancy agreement entered into at any time with the prior written approval of a company;
Approved Tenant is hereby defined as an entity which (i) in Marriott's reasonable judgment, has sufficient financial resources and liquidity to fulfill the obligations of "Owner" under the Management Agreement, (ii) is not in control of or controlled by persons who have been convicted of felonies in any state or federal court, (iii) is not engaged (or affiliated with any person or entity engaged) in the business of operating (as distinguished from owning) a branded hotel chain having five thousand (5,000) or more guest rooms in competition with Marriott International, Inc. and its successors, (iv) shall be a single purpose entity in which Marriott is a non-equity member with rights which are no less favorable to Marriott than that which it has as a non-equity member in Lessee, and which is organized and operated pursuant to an operating agreement not substantially different from the Operating Agreement of Lessee dated ___________, 1998 ("Operating Agreement"), or otherwise acceptable to Marriott, and (v) which does not result in there being more than six (6) separate, unrelated Business Entities being equity members in the single purpose entities which are the lessees of hotels owned by Owner and managed by Marriott International, Inc., or an affiliate thereof. As used herein, the term "Business Entity" shall mean a business entity (the "Parent") and (a) all of the subsidiaries which are, directly or indirectly, wholly owned by the Parent, and (b) all of the Business Entities which directly or indirectly control the Parent. Such approval or disapproval will be made within ten (10) business days of request by Owner, provided Owner has previously provided to Marriott all information reasonably necessary (or as reasonably requested by Marriott) in order for Marriott to make its decision. Marriott's failure to approve or disapprove such successor Lessee within ten (10) business days shall be deemed to constitute Marriott's approval of such replacement to Lessee.
Approved Tenant means OfficeMax, Merchants Tire, Walgreens, an Investment Grade Tenant which the Bank approves in its sole discretion and any other retail tenant approved by Bank in its sole discretion. The approval by Bank of an Investment Grade Tenant or any other retail tenant as an Approved Tenant for a Project shall not be deemed an approval of such party as an Approved Tenant for any other Project.

  • The Approved Tenant Improvements (and any other alterations and improvements that may be authorized by Landlord during the term hereof) shall become part of the Premises and shall remain upon and be surrendered with the Premises upon the expiration or termination of this Lease.

More Definitions of Approved Tenant

Approved Tenant means a grocery retailer whom the CC is satisfied (a) is independent of, and unconnected to, the Tesco Group; (b) has the incentive, the financial resources and the expertise to operate a grocery retail store from the Site that would compete effectively in Slough and in particular with the Tesco store at Brunel Way, Slough, so as to remedy the SLC or to remedy the SLC as far as possible; (c) is free from or capable of addressing any competition concerns arising as a result of its operation of a grocery retail store from the Site; and (d) will obtain all necessary approvals and consents (which, for the avoidance of doubt, excludes any necessary planning permission);
Approved Tenant means a tenant who at all times maintains a Minimum Required Tenant Credit Rating or who is otherwise acceptable to the Requisite Lenders in their sole and absolute discretion.
Approved Tenant means a Tenant under a Borrowing Base Lease who has been approved by the Administrative Agent in its discretion and, to the extent required under the applicable Borrowing Base Lease and requested by the Administrative Agent, with respect to whom the Administrative Agent has received and continues to receive such financial and other information (including annual statements) as it has requested and with respect to whom no event has occurred that reasonably could be expected to have a Material Adverse Effect.
