Additional Premises Commencement Date. The Effective Date and the Rent Commencement Date with respect to the Additional Premises shall be July 1, 2006 (the “Additional Premises Commencement Date”).
Additional Premises Commencement Date. The “Additional Premises Commencement Date” shall be the later of: (a) October 1, 2010, or (b) the date that Landlord delivers the Additional Premises free of any prior tenant or occupant. The “Additional Premises Rent Commencement Date” shall be the Additional Premises Commencement Date.
Additional Premises Commencement Date. The Additional ------------------------------------- Premises Commencement Date is April 15, 1991.
Additional Premises Commencement Date a. The last sentence of Article 73B shall be deleted, and replaced in its entirety with the following: “If items 1-4, 7, 9-13, 14(i) and 15 on Landlord’s Work Letter annexed as Exhibit B (as same may have been modified by this Second Amendment) have not been substantially completed in the Additional Premises by October 1, 2015, and if items 5 and 8 on Landlord’s Work Letter annexed as Exhibit B has not been substantially completed by October 30, 2015, which dates shall be extended on a day-for-day basis for any period of a Force Majeure Event or Tenant Delay, then for each day that such items of work have not been substantially completed by the specified dates (as so extended by the occurrence of a Force Majeure Event or Tenant Delay), the Free Rent Period shall be extended on a day-for-day basis for the first thirty (30) days of such delay, and thereafter by two (2) days for each day of such delay.”
Additional Premises Commencement Date. The Additional Premises shall be delivered to Tenant in its “as-is” condition, and Landlord shall not be obligated to make any improvements in connection with Tenant’s lease of the Additional Premises. As of the Additional Premises Commencement Date, the definition of Premises in Section 2 of the Existing Lease is hereby amended to include the Additional Premises for all purposes. Accordingly, as of the Additional Premises Commencement Date, the “Total Premises Square Footage” as stated in the Lease Summary (which states “Approximately 15,736 square feet”) is amended to read “Approximately 22,336 square feet.”
Additional Premises Commencement Date. The commencement date for the Additional Premises shall mean the date which is the earlier of (i) Substantial Completion of the Tenant Improvements described in the 36th Floor Work Letter Agreement attached hereto as Exhibit B, if any, and the tender of possession of the Premises to Tenant; (ii) The date that Tenant opens for business on the 36th floor; or (iii) May 1, 2000 ("00xx Xxxxx Commencement Date").
Additional Premises Commencement Date. The later of (a) Substantial Completion or (b) approximately April 1, 2000 provided completed architectural drawings are submitted no later than February 18, 2000. If architectural plans are not submitted by February 18, 2000, the First Additional Premises Commencement Date will be upon April 1, 2000.
Additional Premises Commencement Date. The "Additional Premises Commencement Date" shall be October 15, 1998, on or before which date Landlord has or will deliver possession of the Additional Premises to Tenant. To prepare the Additional Premises for Tenant's occupancy, Landlord has moved the existing demising wall to the east to incorporate the Additional Premises in the Premises and demolished the L-shaped wall, as shown on Exhibit "2" attached hereto and made a part hereof (collectively, "Landlord's
Additional Premises Commencement Date. The Additional Premises Commencement Date shall be the same date as the Additional Premises Occupancy Date, which shall be forty five (45) days subsequent to the Effective Date of this First Amendment to Lease.
Additional Premises Commencement Date. The lease with respect to the Additional Premises shall commence on the date hereof and shall expire on the Expiration Date. Any references in the Lease to the “Commencement Date” with respect to the Additional Premises shall mean the date hereof (the “Additional Premises Commencement Date”); provided, however, that Tenant shall not be responsible for paying Base Rent or Operating Expenses with respect to the Additional Premises until June 1, 2006. Any references in the Lease to the “Lease Term” with respect to the Additional Premises shall mean the period commencing on the Additional Premises Commencement Date and ending on the Expiration Date.
