Base Rent for the Premises. For any period prior to the Possession Date, you will continue to pay base rent for the Original Premises in accordance with the terms of the Lease prior to this Lease Amendment. Base Rent for the Premises. For clarity, the monthly installments of Base Rent under the Lease for the Existing Premises shall remain as provided in the Original Lease until April 30, 2019. The monthly installments of Base Rent under the Lease for the “Entire Premise” (i.e., both the Existing Premises and the Suite A-2 I0 Premises) shall be the following amounts for the following periods of time:
Base Rent for the Premises. Commencing on the Expansion Commencement Date Tenant shall pay to Landlord Base Rent of $2.06 per month per rentable square foot in the Premises on a “triple net” basis, in accordance with the provisions of the Existing Lease, as amended herein. On each May 1 following the Expansion Commencement Date the Base Rent shall increase by three percent (3%) over the Base Rent payable in the immediately preceding month. Prior to May 1, 2010 Tenant shall pay Base Rent for the Existing Premises in accordance with the provisions of the Existing Lease. Commencing on May 1, 2010 Tenant shall pay to Landlord Base Rent of $2.06 per month per rentable square foot in the Existing Premises on a “triple net” basis, subject to annual increases on each May 1 following the Expansion Commencement Date as provided above in this paragraph.
Base Rent for the Premises. Commencing on the March 1, 2006, Base Rent shall be $12,804.80 per month. Commencing on January 1, 2007, Base Rent shall be increased to $13,188.95 per month.
