Basic Rent and Additional Rent. Tenant shall pay to Landlord all Basic Rent and (to the extent payable to Landlord) Additional Rent by wire transfer of federal funds or collected funds immediately available to Landlord on the dates when rent is due as provided in Section 4(b) hereof, at Landlord’s address set forth above, or at such other place in the continental United States as Landlord may from time to time designate.

2.05. All payments of Basic Rent and Additional Rent shall be made without notice, demand, counterclaim, setoff, deduction or defense, and without abatement, suspension, deferment, diminution or reduction for any reason whatsoever, except as hereinafter otherwise specifically provided. Should any payment of Basic Rent or Additional Rent be received by Landlord subsequent to the 10th day of the month for which it is due, then Tenant shall pay to Landlord as Additional Rent, at that time, a late charge equal to two percent (2%) of the amount due under this Section.
2.06. On the Expiration Date or earlier termination of this Lease, Tenant shall remove its goods and effects and peacefully yield up the Premises to Landlord in the order and condition required by the provisions of Sections 10.01 and 10.

Basic Rent and Additional Rent. (c) Tenant shall also pay as Additional Rent any and all such other sums of money as shall become due to the Landlord pursuant to the terms and provisions hereof including but not limited to Tenant improvements authorized by and to be paid by Tenant, without demand therefor and without any abatement, counterclaim, deduction or setoff whatsoever except as provided herein. (d) If Tenant shall fail to pay the Basic Rent and Additional Rent within ten (10) business days following the due date of any such payment, and if Landlord agrees to accept any such late payment, then in the event of such late payment, the Tenant agrees to pay to Landlord interest on any such sums at the rate of 5% of any such late installment of Rent or Additional Rent, as Additional Rent, or if said rate under the circumstances then prevailing shall not be lawful, then at the maximum lawful rate permitted. Basic Rent and Additional Rent. 5.1. The Tenant shall pay to the Landlord during the Term in such coin or currency of the United States of America as at the time of payment shall be legal tender for the payment of public and private debts, at the address of the Landlord for notices as specified in Article 37, a net basic rental (hereinafter called the "Basic Rent") over and above the other additional payments to be made by the Tenant as hereinafter provided, equal to TWO HUNDRED THOUSAND AND NO/100 Dollars ($200,000) per annum. The Tenant shall pay the Basic Rent without notice, demand, set-off, counterclaim, deduction, defense, abatement, suspension, deferment, recoupment, diminution or reduction and, except as otherwise expressly provided in this Lease, the Tenant shall have no right to terminate this Lease or to be released, relieved or discharged from any obligations or liabilities hereunder (which notice, demand, set-off, counterclaim, deduction, defense, abatement, suspension, deferment, recoupment, diminution, reduction, termination, release, relief and discharge are hereinafter referred to collectively as "Remedies") for any reason whatsoever, including without limitation:
