Commencement Date and Expiration Date. (a) The term
Commencement Date and Expiration Date. The dates on which the Term commences and terminates pursuant hereto are referred to respectively as the "Commencement Date" and the "Expiration Date." If the Commencement Date occurs on a date other than the Estimated Commencement Date, then promptly thereafter Landlord shall deliver to City a notice substantially in the form of Exhibit B attached hereto, confirming the actual Commencement Date, but Landlord’s failure to do so shall not affect the commencement of the Term.

(b) The Expiration Date shall be the second (2nd) anniversary of the Commencement Date. The Expiration Date may be extended pursuant to Section 3.03. If this Lease is canceled or terminated prior to the initially fixed Expiration Date, the Expiration Date shall be the date on which this Lease is canceled or terminated.
