Commencement Date and Expiration Date. (a) The term "Commencement Date" means the earlier of (i) the date which is sixty-five (65) days after the Issue Date, or (ii) the Effective Date.

Commencement Date and Expiration Date. The dates on which the Term commences and terminates pursuant hereto are referred to respectively as the "Commencement Date" and the "Expiration Date." If the Commencement Date occurs on a date other than the Estimated Commencement Date, then promptly thereafter Landlord shall deliver to City a notice substantially in the form of Exhibit B attached hereto, confirming the actual Commencement Date, but Landlord’s failure to do so shall not affect the commencement of the Term.
Commencement Date and Expiration Date. The Lease Term or “Term” is the period stated in the Basic Terms. The Term expires on the Expiration Date.
Commencement Date and Expiration Date a. Notwithstanding any other provision of this Lease to the contrary, the Term of the Lease shall commence on or about May 1, 1997, but more specifically on the date that Landlord has completed Landlord's Improvements in accordance with P. 28.a. above. Landlord shall allow Tenant to enter the Premises to commence the installation of Tenant's Improvements prior to the completion of Landlord's Improvements ("Early Occupancy for Installation of Tenant's Improvements") only to the extent that the work relating to Tenant's Improvements does not interfere with or delay the installation of Landlord's Improvements. All terms and conditions of the Lease, except for the payment of Rent, shall be in full force and effect during the Early Occupancy for Installation of Tenant's Improvements.
b. Should the Lease commence in accordance with P. 29.a. above, prior to May 1, 1997, Landlord will abatx xxx Rent that would otherwise be due from the Commencement Date through April 30, 1997 Rental Abatement"), and then amortize the Rental Abatement over the remaining thirty-six month term of the Lease, commencing May 1, 1997, at 10% annual interest, which amount shall be paid monthly as additional Rent.
c. Regardless of the actual Commencement Date, the Expiration Date shall be April 30, 2000.

Notwithstanding anything to the ------------------------------------- contrary set forth in the Lease, Landlord and Tenant hereby agree and confirm that any reference in the Lease to the Commencement Date shall mean March 19, 2001, and any reference in the Lease to the Expiration Date shall mean March 31, 2011, subject to Tenant's exercise of the renewal options set forth in Exhibit ------- "G" of the Original Lease. ---
Commencement Date and Expiration Date. The provisions of Paragraph 29. of the Lease are hereby deleted and replaced in its entirety with the following:
Commencement Date and Expiration Date. The Commencement Date shall be July 1, 2005. The Expiration Date shall, unless the Lease is sooner terminated as provided herein, be June 30, 2010.

Effective as of the Execution Date, Subsection 2.01(h) of the Lease shall be amended by correcting the Target Commencement Date and the Target Expiration Date for the Leased Premises. Therefore, the Lease shall be amended to reflect that the Commencement Date of the Lease shall be October 5, 1999, and the Expiration Date of the Lease shall be October 31, 2005.

(a) The "Commencement Date" shall be the earlier to occur of (i) the date Tenant shall commence to do business at the Premises or (ii) the date Landlord's Work is substantially completed and a certificate of occupancy or its equivalent therefor is issued. If the issuance of a certificate of occupancy or its equivalent is delayed by reason of the acts or omissions of Tenant, including Tenant's failure to complete, in a timely fashion, any work or alterations which Tenant has elected to perform, the Commencement Date shall be the date a certificate of occupancy or its equivalent would have been issued if not for Tenant's acts or omissions. Reference to a certificate of occupancy in this section includes a temporary certificate of occupancy and/or a partial/final certificate of occupancy provided that Landlord's Work is substantially completed.
(b) The Expiration Date shall be the second (2nd) anniversary of the Commencement Date. The Expiration Date may be extended pursuant to Section 3.03. If this Lease is canceled or terminated prior to the initially fixed Expiration Date, the Expiration Date shall be the date on which this Lease is canceled or terminated.
