Condition on Termination. Upon any termination of the Lease or any abandonment for whatever reason by Lessee of the Leased Property, Lessee shall deliver up to Lessor the Leased Property in substantially the same or better condition than it was at the commencement of the Lease, reasonable wear and tear only excepted, and in a clean and sanitary state.

Notwithstanding the provisions of Section 5.3, Tenant shall not be required to remove any alterations, additions, improvements or utility installations for which Tenant has obtained Landlord's consent, unless Landlord has indicated at the time of granting such consent, that such removal will be required at the end of the Lease Term.

Upon expiration or termination of this Agreement, Operator shall remove all Shared Mobility Devices, docking stations, and any other equipment within 30 days and return the applicable premises to the same condition as it existed prior to this Agreement, unless otherwise agreed to in writing with a Partner.

(b) to surrender all keys for the Premises to the Landlord at the place then fixed for payment of Rent and to inform the Landlord of all combinations on locks, safes and vaults, if any, in the Premises; and
(c) that all alterations, improvements and other fixtures (other than Tenant’s trade fixtures as provided in Section 8.3) upon the Premises shall remain upon the Premises and become the property of the Landlord; provided, however, that if so required by the Landlord, the Tenant shall, at its own expense, remove such alterations, additions or improvements as the Landlord may designate. The Landlord may perform any required removal or remediation and the Tenant shall be responsible for the total cost thereof plus a sum equal to 15% of the such total cost representing the Landlord’s overhead, which shall immediately become due and payable to the Landlord as Additional Rent upon demand.

The Tenant will at the expiration or sooner determination of the Term peaceably surrender and carry out all work required in order to yield up to the Landlord the Premises and the Landlord’s fixtures, fittings and Chattels having regard to the state and condition evidenced by the PCR and clean and free from dirt and rubbish and will also return all keys to the Premises.
