Conditional Uses i. Light manufacturing and assembly which are not obnoxious or offensive by reason of emission of odor, dust, smoke, noxious gases, noise, vibration, glare, heat, or other impacts, nor hazardous by way of materials, process, product, or waste, and which encloses all equipment, compressors, generators, and other ancillary equipment within a building or structure; and
ii. Auto and truck repair, but not including auto body. Notwithstanding anything to the contrary, Developer acknowledges and agrees that the City may deny approval of any building that is not conducive to the permitted or conditional uses set forth herein.
Conditional Uses. For those Tracts which comply with standard zoning classifications of the LDC, the listing of permitted principal uses, special exception uses and limited uses in a zoning district is not meant to be all inclusive, nor is the list of uses that are not permitted intended to be all inclusive. Uses not specifically listed shall be reviewed by the City Manager, or designee, to determine if the proposed use is similar in nature and character to others listed in the zoning district. The Owner agrees to fully comply with the conditional use restrictions on the Subject Property, only if a special exception is granted by the City in accordance with the provisions of the LDC.
Conditional Uses. In a PF-COMMERCIAL zone, the following uses are permitted as conditional uses when authorized in accordance with Section 8.1.9 to 8.9.6 of this Title:
Conditional Uses. In a PF-INDUSTRIAL zone, the following uses are permitted as conditional uses when authorized in accordance with Sections 8.9.1 to 8.9.6 of this Title:
(1) Waste processing, treatment and disposal facilities (excluding facilities for processing, treating and disposing of hazardous waste).
Conditional Uses. In an I Zone, the following uses are permitted as conditional uses when authorized in accordance with Section 8.9.1 to 8.9.6 of this Title:

(B) Animal slaughterhouses.
(C) Rendering plants.
(D) Any uses that may possess characteristics injurious to health and safety due to emissions of smoke, dust, odor, fumes, refuse, noise or other effluents.
Conditional Uses. No conditional uses identified in 8.5.2 are allowed as conditional uses in an IPO Zone. Residential conditional uses identified in 8.2.2 and 8.3.2 (R-1 and R-2 conditional uses) shall continue to be allowed as conditional uses. 298 TITLE VIII ZONING
Conditional Uses. Those uses conditionally permitted under the provisions of 8.2.2 and 8.3.2 (R-1 and R-2 conditional uses) are allowed as conditional uses, but only to the extent that those uses existed prior to the establishment of 290 TITLE VIII ZONING the Industrial zone in the area. However, those uses otherwise conditionally permitted under the provisions of 8.5.2 are explicitly prohibited in an RPO zone.
Conditional Uses. In a PF-RESIDENTIAL zone, the following uses are permitted as conditional uses when authorized in accordance with Section 8.9.1 to 8.9.6 of this Title:
(1) Fire stations.
(2) Libraries.
(3) Utility substations.
(4) Churches.
Conditional Uses. The City of Monticello's authority to approve or deny a conditional use is an administrative land use decision. The decision to approve or deny a conditional use shall be made by the zoning administrator. The city will classify any use in a zoning district as either permitted or conditional use under this section.
A. The City May Issue A Conditional Use Permit When The use complies with objective standards set forth in this section; The use does not conflict with a provision of city code or other state or federal law; If reasonable conditions are proposed or can be imposed to mitigate reasonably anticipated detrimental effects of the proposed used in accordance with applicable standards; If the city imposes reasonable conditions on a proposed conditional use, the land use authority shall ensure that the conditions are stated on the record and reasonably relate to mitigating the anticipated detrimental effects of a proposed conditional use; and Reasonable mitigation of anticipated detrimental effects of the proposed conditional use does not require elimination of the detrimental effect. Conditional Use Standards Of Review: An applicant for a conditional use in the zone must demonstrate: The proposed use complies with all applicable provisions of this chapter, state and federal law; The structures associated with the use are compatible with surrounding structures in terms of use, scale, mass and circulation; The use is not detrimental to the public health, safety and welfare; The use is consistent with the city general plan as amended; Traffic conditions are not adversely affected by the proposed use, including the existence or need for dedicated turn lanes, pedestrian access, and capacity of the existing streets; There is sufficient utility capacity; There is sufficient emergency vehicle access; The location and design of off street parking complies with off street parking standards; A plan for fencing, screening, and landscaping to separate the use from adjoining uses and mitigate the potential for conflict in uses; Exterior lighting that complies with the lighting standards of the zone; Within and adjoining the site, impacts on the aquifer, slope retention, and flood potential have been reasonably mitigated and are appropriate to the topography of the site. Conditional Uses. The following are conditional uses in the Urban Growth Area Airport Zone subject to the provisions of Chapter 15A of Title VIII (Zoning) of the City Code: Temporary housing for caretaker and/or security guard for the airport and/or aircraft.
