Covenant Against Waste. User agrees not to do or suffer any waste or damage to, or impairment of the value of, the Property.

Buyer at all times will keep the Premises in good and safe condition and repair and in accordance with all applicable laws and regulations, and will not commit or permit any waste of the Premises. Buyer will not commit or permit any demolition, removal or material alteration of the Premises or the Improvements without the prior written consent of Seller; and Buyer will comply with, and will not violate, any and all zoning laws, ordinances, easements, restrictions, agreements, covenants or conditions with respect to or affecting any part of the Premises.
Covenant Against Waste. The State hereby covenants not to do or suffer or permit to exist any hazardous materials, contamination, waste, damage, disfigurement or injury to, or public or private nuisance, in or upon the Facilities in violation of any State of Idaho or federal laws or regulations and agree to pay all costs, charges, penalties or any other expense reasonably incurred or to be incurred to remove, restore or reclaim the Facilities by reason thereof.
Covenant Against Waste. 1 Lessee shall not commit waste or the demised Premises Nor shall Lessee permit waste of 2 the Premises, except to the extent caused by natural causes or force majeure.
Covenant Against Waste. LESSEE shall, throughout the term, take good care of the Leased Premises and other improvements located upon the Leased Premises and keep them free from waste or nuisance of any kind. At the end or other termination of this Agreement, LESSEE shall deliver up the Leased Premises together with all improvements located thereon, in good repair and condition, reasonable wear and tear excepted.
