Covenant Against Waste. User agrees not to do or suffer any waste or damage to, or impairment of the value of, the Property.
Covenant Against Waste. Lessee shall not cause or permit any waste, damage or injury to the Premises.

Upon termination of the Lease, Tenant will restore the Leased Property to the same or better condition as it was immediately preceding the Commencement Date.

Nothing in this Article shall be construed to prevent Lessee from making changes and alterations permitted under this Lease.

The Mortgagor agrees to take good care of the Real Estate and all Improvements and Personal Property and not to commit or permit any waste thereon, and at all times to maintain such Improvements and Personal Property in as good condition as they now are, reasonable wear and tear excepted.
