Common use of Defective Premises Clause in Contracts

Defective Premises. In respect of any defects in the Premises which might give rise to a duty or liability on the part of the Landlord under the Defective Premises Act 1972, any other statutory provision or common law, the Tenant is to: 5.9.1 give prompt notice in writing to the Landlord of the defects as soon as it becomes aware of them; 5.9.2 display on the Premises any notice which the Landlord may reasonably require in respect of such defects; and 5.9.3 take any other action which the Landlord may properly and reasonably require to discharge any duty or liability which may be imposed on the Landlord in respect of those defects.
