DESCRIPTION OF THE UNIT. Each Unit includes the space enclosed by the interior unfinished surfaces of the ceiling, floor, walls and windows, including adjacent patio and balcony areas, together with any plumbing fixtures, evaporative cooling and/or air conditioning equipment and ducts or duct work, and electrical equipment which exclusively serves that Unit; provided, however, that no portion of the roof, weight-bearing walls or other structural components of the Building in which each Dwelling Unit is located, and no pipes, wires, conduits, flues, shafts or public utility, water or sewer lines situated within such Unit and forming part of any system serving one or more other Units or the Common Areas is part of the Unit. Each Unit also includes the exclusive right to use and enjoy the patio or balcony that is immediately adjacent to the Unit. Each patio and balcony must be maintained by the Member in a clean, neat and orderly condition. The use of the patios or balconies is subject to the rules and regulations promulgated by the Board, this Occupancy Agreement, the Articles of Incorporation, By-Laws and Policies and Procedures of the Corporation.

Excluding: All other employees, confidential employees, employees represented by other labor organizations, guards, and supervisors as defined by the Act at the Sonoma County Sheriff’s facilities located at 0000 Xxxxxxx Xxx, Xxxxx Xxxx, Xxxxxxxxxx xxx 0000 Xxxxxxxxx Xx, Xxxxx Xxxx, Xxxxxxxxxx.
DESCRIPTION OF THE UNIT. (a) In consideration of the Allottee complying with the terms and conditions of this Agreement, completing various requisite formalities, as may be required herein and agreeing to make timely and complete payment of the Total Consideration as per the Schedule of Payments, the Company hereby agrees to sell, convey and transfer and the Allottee hereby agrees to purchase and receive the Unit bearing no. , located on floor situated in tower/Building no. having a Carpet Area of xx.xxx. The Allottee shall have an exclusive right to use the car parking space bearing no. (b) The Allottee shall have the undivided proportionate share in the land underneath the said Building (i.e. the land which is the footprint of the building in which the said Unit is situated) and same shall be calculated in the ratio of Carpet Area of the said Unit as defined herein, to the total Carpet area of all the units within the said Building only. It is made abundantly clear by the Company and agreed to by the Allottee that no other land shall form part of this Agreement and the Allottee agrees and understands that it shall have no right, title, or interest of any kind whatsoever, on any other land forming part of the Group Housing Colony/Project except to the extent of using only such general commonly used areas and facilities within the Group Housing Colony / Project limited to and precisely listed in Annexure IV herein, subject, however, to the timely payment of Maintenance Charges as may be stipulated in the Maintenance Agreement. (c) All other land(s), areas, facilities and amenities, except those specified in this Agreement which falls to the share of the Allottee, are specifically excluded from the scope of this Agreement and the Allottee agrees and understands that it shall have no ownership rights, rights of usage, title or interest etc. in any form whatsoever in such land(s), areas, facilities and amenities except to the extent of using only such general common...
DESCRIPTION OF THE UNIT. As of the date of this Agreement, the Shareholder(s) "acquired" the Unit described on the cover page, which is part of the "Co-operative" identified on the cover page. The Shareholder's acquisition consisted of (a) the Shareholder's purchase of "Shares" (in the number set forth on the cover page) issued by the Cooperative Corporation named on the cover page, which Shares are allocated to the Unit pursuant to the Cooperative Corporation's By-Laws; and (b) the Shareholder's entrance, as tenant, into a "Proprietary Lease" with the Cooperative Corporation covering the Unit.
DESCRIPTION OF THE UNITThe Board hereby recognizes the Union as the sole and exclusive bargaining representative for a unit of employees as follows: AFM (except retired full-time faculty teaching part-time) who have taught at least four (4 ) qualified semester credit hours or four (4) qualified contact hours in each of two (2) consecutive semesters and who continue to teach qualified hours. Instructors who teach “C” courses only and those who are working under an independent contract are excluded from this CBA. “C” courses and hours under independent contracts are considered “non-qualified” hours. In the event that a qualified member of the adjunct faculty bargaining unit is employed by the college in a capacity that places that individual in another bargaining unit or administrative position at the college, the college shall have the right to, without limitation, in its sole discretion, limit the number of courses or hours that employee may teach, including, but not limited to, zero. Such limitation shall not constitute a violation of the terms of this CBA and shall not be subject to the grievance procedure provided for in this CBA.
