Common use of EARLY TERMINATION BY LANDLORD Clause in Contracts

EARLY TERMINATION BY LANDLORD. Landlord may terminate the Lease prior to the lease expiration date and in such event Xxxxxx agrees to vacate the Premises subject to the following: a. Landlord shall give Tenant written notice of the early termination and to vacate (in which case Tenant shall still owe rent through the notice period); and b. After Tenant has vacated the Premises, Landlord shall credit to Tenant the Early Termination Fee to Tenant as liquidated damages for disturbing Tenant’s quiet enjoyment of the Premises and for the inconvenience of moving early. This credit will be applied to the Tenant account at the time the Tenant vacates the Premises and shall be included with any applicable security deposit refund. The foregoing shall not relieve the Tenant of his or her responsibilities and obligations regarding any damage to the property.
