Exterior Appearance. No awnings or other projection shall be attached to any outside wall of the building other than as expressly permitted under this Lease. No curtains, blinds, shades or screens shall be attached to or hung in, or used in connection with, any window or door of the Premises other than Landlord’s standard window coverings. Neither the interior nor exterior of any windows shall be coated or otherwise sunscreened without the express written consent of Landlord, nor shall any bottles, parcels, or other articles be placed on the windowsills. No equipment, furniture or other items of personal property shall be placed on any exterior balcony without the express written consent of Landlord.
Exterior Appearance. Without the express written approval of Landlord or unless otherwise provided in the Lease, Tenant will not place or suffer to be placed or maintained on the exterior of the Leased Premises any permanent or semi-permanent sign, advertising matter or other thing of any kind; and it will not place or maintain any permanent or semi-permanent decoration, lettering or advertising matter on the glass of any window or door of the Leased Premises or within six (6) feet behind the storefront of the Leased Premises if visible from outside the Leased Premises, without first obtaining Landlord’s written approval therefor, which will not be granted unless determined by Landlord, in its reasonable opinion, as being compatible with the Building as a whole; provided, however, that Tenant may utilize temporary signs, placards, decorations, lettering, advertising matters and descriptive materials within and on the exterior of the Leased Premises on a temporary basis to advertise shows, events, special sales, or promotions without Landlord’s consent, provided that the material is professionally made, is in good taste, and is not taped or attached to any window of the Leased Premises. Tenant will not alter the exterior appearance of the Leased Premises and will not make any changes of a structural nature to the Building or Leased Premises and will not paint or decorate any part of the exterior of the Leased Premises without first obtaining Landlord’s written approval as aforesaid; and Tenant agrees that any improvements in nature of a permanent fixture or repairs, replacements or decorations described in Section 6.16 below made by it shall immediately become the property of Landlord and shall remain upon the Leased Premises in the absence of agreement to the contrary or in the absence of the exercise of Landlord’s option to the contrary set out in Section 6.16 below. Furthermore, Tenant will not cut or drill into or secure any fixture, apparatus, equipment or decoration of any kind to any part of the Leased Premises without first obtaining Landlord’s written consent. Exterior Appearance. The exterior appearance and quality of the qualifying units shall generally be similar to the market rate units, with exterior materials and improvements similar to, and architecturally compatible with, the market rate units in the development.
Exterior Appearance. Tenant shall not place or install any show cases, awnings, window coverings, shades, lighting, signs, canopies, or any other item or article, in front of or affixed to any part of the exterior of the Premises or the Building or any other portion of Weston Town Center which would affect the visual appearance of same, without Landlord’s prior written consent, which consent Landlord may withhold in its sole and absolute discretion.

Exterior Appearance. Not hang any laundry, garments or other objects which are visible from outside of the Unit, except for draperies, shades or other suitable window coverings. Decorative window coverings shall not include any type of reflective film on any glass windows or doors (it being acknowledged that such material may compromise the integrity of the glass). The exterior appearance of all window coverings shall be neutral or darker in color. Notwithstanding the foregoing, however, a Unit Owner may display one portable, removable United States flag in a respectful way and, on Armed Forces Day, Memorial Day, Flag Day, Independence Day, and Veterans Day may display official flags that represent the United States Army, Navy, Air Force, Marine Corps and Coast Guard, regardless of any provisions of the declaration, restrictive covenants, or rules dealing with flags or decorations.
Exterior Appearance. Any Capital Modification, including Sm all Scale Capital Modifications, that will affect the exterior physical appearance of structures comprising the Incineration Facilities (such as changes to exterior surface m aterials, colors, roof materials, or exterior structural dimensions (e.g., stack height)) that may be viewed from the exterior of the Wastewater Treatmen t Complex, shall be subject to approval by the Lessor irrespective of the value of such Capital Modification.
