Exterior Doors. Remove existing doors, jamb, casing, threshold, and haul these materials/debris away (per Section 2.19 - 2.20). Modify opening to accept standard size door as needed. Replace xxxx xxxx, if deteriorated or necessary, set buck in premium silicone sealant. Countersink all fasteners into frame; fill with wood putty and sand smooth. Repair all damaged and adjacent surfaces inside and out, caused by door removal and modifications, restoring to original condition. The door and its components shall be installed in strict compliance with the Florida Building Code product approval (or Miami/Dade NOA). Furnish and install new out-swing impact resistant six panels, steel exterior door complete with jamb, casing, and brick molding. Doors must be 1-3/4 inch solid core door. Install panoramic peephole (exclude the utility room door), aluminum weather-stripping saddle, weather-stripping and spring/chain stop or doorstop. Install tamper proof hinges.  The doorknob should be an entry-type, which can be locked by turn button inside or a key outside. Deadbolt will have turn piece inside and keyed to knob outside. The doorknob and deadbolt shall be keyed alike. Install the same doorknob and deadbolt as outlined in the product approval.  Paint the new exterior door, by applying one coat of LOW or ZERO VOC primer/sealer and two coats of 100% LOW or ZERO VOC on the exterior paint and one coat of ZERO VOC primer/sealer and two coats of 100% ZERO VOC on the interior paint. Material allowance for paint must be mid-grade or better of the City approved brands, i.e., Xxxxxxxx Xxxxx (Aura or EcoSpec), Xxxxxxx Xxxxxxxx (Harmony), Xxxxxxx/ICI (Life master) PPG (Pure Performance), Olympic (Valspar).
Exterior Doors. Seller will repair doors that fail to function as designed to keep out elements and to be weather resistant. Insert panels in doors may shrink to expose unpainted wood. Seller shall not be responsible for repainting of doors in which insert panels have shrunk. Note that Buyer’s selection of darker colors may subject exterior doors to conduction of heat and resulting warping. Seller shall not be responsible for warped doors if painted or stained with darker colors selected by Buyer.

Exterior Doors. 4–5–1 OBSERVATION: An exterior door is warped. PERFORMANCE GUIDELINE: Exterior doors will not warp to the extent that they become inoperable or cease to be weather-resis- tant. A 1/4 inch tolerance as measured diagonally from corner to corner is acceptable. CORRECTIVE MEASURE: The contractor will correct or replace exterior doors that do not meet the performance guideline. DISCUSSION: Most exterior doors will warp to some degree due to the difference in the temperature and humidity between inside and outside surfaces; 1/4 inch across the plane of the door measured diagonally from corner to corner is an acceptable tolerance. Warping may also be caused by improper or incomplete finishing of the door including sides, top, and bottom. The contractor is not responsible for warpage if painting of doors is not within the contractor’s scope of work.
Exterior Doors. All exterior doors must be locked while work is being performed. No doors are to be propped open, unattended, or left ajar.
Exterior Doors. All exterior entrance and exit doors, except the dock area man door and exterior mechanical/electrical room doors, will be medium style prefinished aluminum framing members to match the windows and curtain wall systems. All exterior doors will have aluminum thresholds. One entrance door at the visitor’s entry and one at the employee entry will have automatic opening hardware to meet ADA requirements. The exterior door at the dock area and mechanical/electrical rooms will be an insulated, painted hollow metal door set in a painted hollow metal frame. An exterior grade lockset will be provided. All exterior openings will receive full-perimeter weather stripping.
