FIXTURES AND SIGNS. (a) Lessee shall have the right to install in or place on the Leased Premises such fixtures, machines, tools, or other equipment (including but not limited to trade fixtures, lighting fixtures, water coolers, and air conditioning equipment) as it may choose. Such fixtures, machines, tools, or other equipment shall at all times remain the personal property of Lessee regardless of the manner or degree of attachment thereof to the premises and may be removed at any time by Lessee whether at the termination of this Lease or otherwise, provided, however, that Lessee shall make reasonable restoration of the Leased Premises in the event that any substantial damage is done thereto in the removal of such property.

(a) Sublessee shall have the right to install in or place on the Subleased Premises trade or moveable fixtures, or other equipment as it may choose and which fixtures or equipment do not exceed the weight permitted by the floor structure. Such fixtures, machines, tools, or other equipment shall at all times remain the personal property of Sublessee regardless of the manner or degree of attachment thereof to the Subleased Premises and may be removed at any time by Sublessee whether at the termination of this Sublease or otherwise, provided, however, that Sublessee shall make restoration of the Subleased Premises in the event that any damage is done thereto in the removal of such property.

FIXTURES AND SIGNS. Tenant may, at its own expense, but subject to the terms of Section 13 and subject to the restrictions of any covenants recorded against the Property as of the date of this Lease, install fixtures suitable for its use of the Premises and may erect or place one or more signs concerning its business (in any form, and of any size, so long as such signs comply with applicable laws) on the exterior walls of the Premises. Tenant shall repair any damage to the Premises by the installation or removal of such fixtures or signs. At the end of the Term or hold-over periods, Tenant shall remove all of its fixtures and signs at its sole expense. All fixtures, furnishings, inventory, and equipment installed or stored in the Premises by Tenant shall not be subject to and shall be free of any lien for the payment of rent or the performance of any other obligation under this Lease.
FIXTURES AND SIGNS. All furnishings, trade fixtures, signs, and related parts, including installation, Location and design of all signs subject to prior written consent of Landlord.
FIXTURES AND SIGNS. Tenant shall not install or fix any sign, device, fixture or attachment on or to the exterior or interior of the Demised Premises or Building, nor place any vents, structure, building, improvement, sign or advertising device or obstruction of any type or kind upon the Common Facilities or on or to the exterior or interior of the Demised Premises, without first obtaining Landlord's written consent, which may be withheld in Landlord's sole and absolute discretion. If Tenant shall do any of the foregoing acts in contravention of this provision, then Landlord shall have the right to remove any such decoration, paint, alteration, sign, device, fixture or attachment, etc., and restore the Demised Premises and/or the Common Facilities to the condition thereof prior to such act, and the cost of such removal and restoration shall be paid by Tenant as an additional charge. Any signage approved for Tenant shall be installed, maintained and at the termination or expiration of this Lease removed by Tenant at Tenant's sole cost, expense and risk. Throughout the term of this Lease, Landlord reserves the right to remodel or renovate the Building facade and to require Tenant to replace, at its sole expense, its existing signage once during the original term of this Lease to conform to Landlord's common signage scheme for the Building as to sign size, location and material, but using Tenant's standard logo and sign colors.

FIXTURES AND SIGNS. All furnishings, fixtures, equipment, and signs used on the Property, which have been supplied to or installed by the Tenant, shall be the property of Tenant. Tenant will have the right to remove all or any part of Tenant's additions from the Property during the term of this Lease or at its expiration, or within thirty (30) days thereafter; provided, however, that Tenant, in removal, does not cause any irreparable damage to the Property or the improvements that will remain the property of Landlord. Tenant shall pay or reimburse Landlord for the reasonable expense of repairing the damage caused by such removal.
FIXTURES AND SIGNS. Section 7.01 Installation and Removal of Trade Fixtures. Tenant may install in and affix to the Leased Property such fixtures, signs and equipment as Tenant deems desirable (subject to Tenant's obligations under Section 6.02 above). All such fixtures, signs and equipment shall remain the property of Tenant and may be removed at any time provided that Tenant, at its expense, shall repair any damage caused by reason of such removal. Tenant shall pay all taxes or other charges or fees levied or assessed against or as a result of such fixtures, signs and equipment.
