Free Rent Period. The first two (2) calendar months of the Expansion Space Basic Rent shall be abated.
Free Rent Period. As set forth in subparagraph (A), the Subtenant shall not be required to pay Rental for the Premises for the period beginning on the Commencement Date and ending six (6) months after the Commencement Date; provided, however, that the Subtenant, shall during such abatement period pay any service charges for electric current, and overtime elevator, air-conditioning, heat or other services to the Premises for which Prime Landlord charges Sublandlord under the Prime Lease, except for condenser water charges for the first three (3) months of the Free Rent period, which first three (3) months of condenser water charges shall be paid by Sublandlord. Provided that no default has occurred and is continuing beyond any applicable notice and cure period, Subtenant shall not be required to pay Fixed Rent and Operating Expense Escalation Payments for the Premises during the following four (4) additional months: June 2008, December 2008, June 2009 and December 2009 at the then current Fixed Rent, which specific sums shall be deemed permanently abated and forgiven as of such dates.
Free Rent Period. Notwithstanding anything herein to the contrary, no Base Rent or Additional Rent under Section 4(d) herein will be payable for the first three (3) months of the Sublease Term (the “Free Rent Period”), provided, however, Subtenant shall remain liable during such period for Estimated Electricity Usage Charges as provided for in Section 5(a) below.
Free Rent Period. July 29th, 2013 to October 31st, 2013. Lessee shall only be responsible for its consumption of utilities during the Free Rent period.
Free Rent Period. Provided this Agreement is fully executed, and the Landlord has received proof of satisfactory Tenant’s Insurance, the Landlord shall provide the Tenant with use of the Leased Premises free of Basic Rent for Eight (8) months of the Term, to be specifically applied against Basic Rent due in the months of June 2021, July 2021, August 2021, September 2021, October 2021, November 2021, December 2021, and January 2022 (the “Free Rent Period”). Free Rent Period. Monthly Rent is abated for (a) the first six (6) months following the Commencement Date, and (b) the first four (4) months following the beginning of the sixth year of the Initial Term. As to the additional four (4) months in the sixth year of the Initial Term, Tenant may elect, by delivering written notice of such election to Landlord at least three (3) months prior to the beginning of the sixth year of the Initial Term, to receive the monetary equivalent of the free rent instead of rent abatement. Tenant agrees to pay Operating Expenses in the amount of $7.00 per RSF of Leased Premises per month during the Free Rent Period in the first year of the Initial Term. Additional Rent shall not be abated during the Free Rent Period in the sixth year of the Initial Term.

Free Rent Period. Notwithstanding Sections 4.1 and 4.2, (i) Tenant agrees to pay Operating Expenses in the amount of $7.00 per RSF of Leased Premises per month during the Free Rent Period in the first year of the Initial Term, and (ii) Additional Rent shall not be abated during the Free Rent Period in the sixth year of the Initial Term.
