Future Major Construction Activities. Future construction on the site involving one or more new buildings that have not been previously approved by the Board, one or more additions to a building previously approved by the Board, exterior modifications to a building that has been previously approved by the Board, or other site improvements within the Leased Area not previously approved by the Board, such as but not limited to clearing, grading, landscaping (including hardscaping), paving, or the installation of finished activity areas such as sports fields, playgrounds, swimming pools and pool decking is referred to herein as “Future Major Construction Activities” and require the approval of the Board. YMCA shall not engage in Future Major Construction Activities without the written approval of the Board. If YMCA desires to engage in Future Major Construction Activities, it shall seek approval for amendments, modifications or refinements of the Site Development Plan from the Board. The Board may approve or disapprove any such requests for amendment, modification or refinement in its sole and absolute discretion, which shall not be appealable in any manner or under any statute or regulation. YMCA shall not build upon or otherwise improve the Leased Area except in the manner shown on the approved Site Development Plan or an amendment, modification or refinement thereto which has been approved by Board. In the event YMCA contemplates Future Major Construction Activities, it is incumbent upon YMCA to initiate a discussion with the Board and secure the Board’s approval thereof sufficiently early to accommodate YMCA’s anticipated construction schedule. There is no specific notice requirement prior to commencement of Future Major Construction Activities, however the Board may condition its approval of any such activity upon the work starting no earlier than or no later than a certain date. In the event the Board hires professionals to assist the Board in evaluating YMCA’s requests for approval for amendments, modifications or refinements of the Site Development Plan (such as but not limited to attorneys, engineers, surveyors, landscape architects), YMCA agrees to reimburse the Board for the professional fees of any such professionals.

  • BUILDER’S RISK FOR CONSTRUCTION RENOVATION PROJECTS If the project is CONSTRUCTION RENOVATION of an existing structure, and the State has already determined that Contractor will not be obligated to obtain and maintain Builder’s Risk insurance, then the following provisions apply:

  • ADDITIONAL CONSTRUCTIONS The Promoter undertakes that it has no right to make additions or to put up additional structure(s) anywhere in the Project after the building plan has been approved by the competent authority(ies) except for as provided in the Act.

  • Commencement and Completion of Construction The Company shall begin Construction Activities no later than January 1, 2014 (“Commencement Date”) and secure a final Certificate of Compliance by June 30, 2015 (hereinafter, “Completion Date”).

  • ADDITIONAL CONSTRUCTION The Promoter undertakes that it has no right to make additions or to put up additional structure(s) anywhere in the Project after the building plan has been approved by the competent authority (ies) except for as provided in the Act.

  • Project Construction The Contractor agrees to provide continuous on-site supervision on each Job Order, while progress on the project is being accomplished. The Contractor’s Project Manager will ensure:

  • Commencement of Construction Construction of the Project will start within thirty (30) days after notification to the Developer by the Owner, or as soon thereafter as weather and ground conditions permit.

  • PRE-CONSTRUCTION PHASE SERVICES The Pre-Construction Phase shall be deemed to commence upon the date specified in a written Notice to Proceed with Pre-Construction Phase Services issued by Owner and shall continue through completion of the Construction Documents and procurement of all major Subcontractor agreements. Contractor is not entitled to reimbursement for any costs incurred for Pre-Construction Phase Services performed before issuance of the written Notice to Proceed. Pre-Construction Phase Services may overlap Construction Phase Services. Contractor shall perform the following Pre-Construction Phase Services:

  • Project Construction Budget The project construction cost allowance specifically stated in writing as the ‘revised’ or ‘current’ ‘Project Construction Budget’ by the Trustees at each applicable phase of plan development.

  • Advice on Construction Progress To each Change Order which grants an extension in the Contract Time, the Design Professional shall attach its Advice on Construction Progress, in the format provided in the Forms Packet, and provide a copy to the CM/GC.
