Governmental/Insurance Notices. Except as disclosed to CBL/OP in writing, Property Owner has not received any written notice (a) from any city, county, state or other governmental authority having jurisdiction over the Real Property stating that the Real Property is in material violation of the laws, rules or ordinances applicable to the Real Property including applicable parking ratios, which violation has not been corrected prior to the Effective Date, or (b) from Property Owner's insurance carriers regarding defects or material inadequacies of all or any part of the Real Property or use or operation thereof, which defects or inadequacies have not been corrected prior to the Effective Date.
