Guaranteed Maximum Price or GMP. The maximum amount, including, but not limited to, the Preconstruction Fee, the Design-Build Fee and the Cost of the Work, that will be paid the Design-Builder to Fully Complete the Project. The GMP may be modified only by Change Order or Change Directive in accordance with the Agreement. The GMP shall be established in the GMP Amendment.

The CM@R does not guarantee that any Allowance Item will not change, but agrees that it alone will be responsible for paying all costs of completing the Work that exceed the GMP, as adjusted in accordance with the Contract Documents. The GMP is set forth in the Design Services Contract.
Guaranteed Maximum Price or GMP. The maximum price that the Judicial Council will pay CMR as payment for all Work of the Construction Phase of Project. The GMP is further described herein and in Exhibit B to the Agreement and includes only the sum of the following:
