Common use of LANDLORD'S and TENANT'S Right Clause in Contracts

LANDLORD'S and TENANT'S Right. to Cure Defaults - LANDLORD may, but shall not be obligated to, cure at any time, following ten (10) days prior written notice to TENANT, except in cases of emergency when no notice shall be required, any default by TENANT under this Lease; and whenever LANDLORD so elects, all costs and expenses incurred by LANDLORD, including reasonable attorney's fees, in curing a default shall be paid by TENANT to LANDLORD as additional rent on demand. TENANT shall have a like right to cure any default of LANDLORD, and TENANT may reimburse itself for the cost thereof out of succeeding rental payments.
