Lease Term and Commencement Date. (a) The Initial Term of this Lease shall be Twenty-Five (25) years, as specified in paragraph 1.04 of the Lease, and shall commence October 1, 2019, regardless of the Commencement Date. (b) Landlord shall use all reasonable efforts to assist Tenant with, or as may be required, apply for in its own name, any and all Governmental Approvals necessary to facilitate the earliest possible Commencement Date. If Tenant elects to exercise its Termination Option, neither party shall have any further rights or obligations under the Lease. Without limiting the foregoing, should Tenant exercise its Termination Option, Tenant shall in no event be responsible for any costs incurred by Landlord hereunder for the Premises or otherwise. Tenant covenants that in connection with any cooperation of Landlord required under paragraph 3.01(a) above, it shall apply for or cause the any application for Governmental Approvals to be submitted as soon as possible. (e) The Initial Lease Term shall end at 11:59 p.m. Central Time on September 30, 2044, or such earlier date as this Lease may terminate as provided herein (the “Expiration Date”).
