Lease Term and Commencement Date. 1.1.3.1 The lease term for the area under clause 1.1.1 shall end on December 31, 2009, 5 years for stories from 10 to 15, 4 years and 4 months for the 9th story and 3 years and 11 months for the 8th story. Upon the expiration, Party B is entitled to renew the term for another 3 years under the conditions hereunder.
1.1.3.2 The lease commencement dates of the above stories under clause 1.1 are:
(1) Stories 10, 11, 12 and 15: January 1, 2005
(2) Story 9: September 1, 2005
(3) Story 8: February 1, 2006
Lease Term and Commencement Date. The term of this LEASE (the “LEASE Term”) shall commence on May 02, 2002 (the “Commencement Date”). LESSEE shall provide written acknowledgment of the LEASE commencement and expiration dates to LESSOR prior to LESSEE’s possession of the Premises. LESSEE shall continuously operate its business in the entire Premises, as required by this LEASE, during the entire LEASE term. See Addendum.
Lease Term and Commencement Date. The following provisions relate to the commencement and duration of the term of this Lease:
Lease Term and Commencement Date. (a) The Initial Term of this Lease shall be Twenty-Five (25) years, as specified in paragraph 1.04 of the Lease, and shall commence October 1, 2019, regardless of the Commencement Date.
(b) Landlord shall use all reasonable efforts to assist Tenant with, or as may be required, apply for in its own name, any and all Governmental Approvals necessary to facilitate the earliest possible Commencement Date.
(c) The Initial Term and any Extension Term (as defined in paragraph 3.05), are each collectively referred to hereafter interchangeably as the “Lease Term” or the “Term.”
(d) In the event that the Lease has been executed by Landlord and Tenant on or before, September 10, 2019, and provided that all Conditions Precedent have been satisfied and Tenant has obtained all Governmental Approvals, Tenant will be required to open and operate as a fully stocked and operating golf entertainment establishment on September 26, 2019, Notwithstanding the foregoing, if, because of any action of Landlord, all Conditions Precedent have not been satisfied or Tenant has not received all Governmental Approvals on or before October 26, 2019, Tenant shall have the right and option, in the exercise of its sole and absolute discretion, to terminate this Lease by providing written notice to Landlord (the “Termination Option”). If Tenant elects to exercise its Termination Option, neither party shall have any further rights or obligations under the Lease. Without limiting the foregoing, should Tenant exercise its Termination Option, Tenant shall in no event be responsible for any costs incurred by Landlord hereunder for the Premises or otherwise. Tenant covenants that in connection with any cooperation of Landlord required under paragraph 3.01(a) above, it shall apply for or cause the any application for Governmental Approvals to be submitted as soon as possible.
(e) The Initial Lease Term shall end at 11:59 p.m. Central Time on September 30, 2044, or such earlier date as this Lease may terminate as provided herein (the “Expiration Date”).
Lease Term and Commencement Date. A. Lease Agreement. Commencement Date, February 1st, year 2001 until January 31, year 2006.
B. Term.- The term of this Lease shall be for five years, binding for the parties, commencing on the date stated in item A) above, and shall end on the last day of the last month of the 5th year of the term, full lease year, as said term is hereafter defined.
Lease Term and Commencement Date. The Term of the Lease shall be for a -------------------------------- period of sixty (60) months, subject to extension in accordance with Section 20 below. The Term shall commence (the "Commencement Date") on the first day of the first full calendar month following the Possession Date (as defined in Section 2.2.2), except that if the Possession Date occurs on the first day of a month, that day shall also be the Commencement Date. Tenant shall execute and deliver to Landlord, upon request by Xxxxxxxx, a Commencement Date Memorandum in the form attached hereto as Exhibit C acknowledging (i) the Commencement Date (and, --------- if requested, the Possession Date and Rent Commencement Date, as defined below), (ii) the final square footage of the Premises, and (iii) Tenant's acceptance of the Premises.
Lease Term and Commencement Date. This Lease shall be for a term of five years, and shall commence on May 1, 2002, and shall end on last day of April 31,2007, hereinafter referred to as the “Termination Date. “
Lease Term and Commencement Date. This Lease shall be for three years and shall commence on March 21, 1986 (the "Commencement Date") and shall end on March 20, 1989. Landlord shall not be liable for failure to give possession of the Premises on the Commencement Date by reason of the fact that the Premises are not ready for occupancy, or due to a prior tenant wrongfully holding over or any other persons wrongfully occupying the Premises or for any other reason. In such event, payment of rent and other charges hereunder shall not commence until the day that possession is given or is available to Tenant and the Commencement Date shall be postponed until that day. Notwithstanding the foregoing, if Landlord shall not have delivered possession of the Premises by within 180 days from the commencement date, Tenant may at Tenant's option by notice in writing to Landlord within ten (10) days thereafter, cancel this Lease. If either party cancels the Lease as herein provided, the Landlord shall return any and all monies previously deposited or paid by Tenant and the parties shall each be discharged and released from all obligations hereunder. If possession is delayed the termination date shall be postponed so that the length of the Lease term remains as provided for hereinabove.
Lease Term and Commencement Date. Paragraph 41.B. of the Lease is amended by changing the reference to the December 15, 1990 Commencement Date to April 1, 1991. Subject paragraph will be amended to read as follows:
