LEED. Tenant acknowledges that Landlord may, but shall not be obligated to, seek to obtain Leadership in Energy and Environmental Design (LEED), WELL Building Standard, or other similar “green” certification for the Project and/or the Premises, and Tenant agrees to reasonably cooperate, at no cost or liability to Tenant, with Landlord, and to provide such information and/or documentation as Landlord may reasonably request, in connection therewith. Any LEED-related costs shall not be Operating Expenses.
LEED. The term “LEED” means the Leadership in Energy and Environmental Design Green Building Rating System™ of the United State Green Building Council, a nationally accepted benchmark for the design, construction, and operation of high-performance green buildings.
LEED. The School commits to design the Project to meet the certification requirements at the Gold level under the LEED 2009 rating system. In connection with that commitment, the Lower/Middle School building will contain motion-sensitive lighting in the classrooms and function rooms which will reduce the potential for light pollution. Some emergency lighting still will be required.
LEED. The Project is being designed for sustainability and to the standards of LEED Silver rating including full participation in the formal LEED certification process from the Working Drawings Phase through the Construction Phase. CMR shall provide all required documentation to the Project Architect for LEED certification.

LEED. Tenant, at its sole cost and expense, shall cooperate with Landlord if Landlord elects to pursue LEED Gold status for the Building, and Tenant shall reasonably cooperate with Landlord in such efforts, provided, however, that Tenant shall not be required to initiate any Alterations in the Premises or incur materially increased costs in the design or construction of, or in the cost of materials incorporated into, Tenant’s Work, as part of such cooperative efforts. Tenant shall not perform any Alteration that would adversely affect the then-current LEED status of the Building and, prior to performing any Alteration, Tenant shall provide Landlord’s architect with all information reasonably necessary for Landlord’s architect to confirm that the proposed Alteration would not adversely affect the then-current LEED status of the Building.
LEED. Although LEED certification is not a requirement for the Project, the Contractor will assist the Owner and Architect in identifying and implementing Sustainable Design opportunities that are practicable for the Project. The Architect will track the implemented Sustainable Design elements for the Project and provide a summary report for the Owner at the conclusion of the Project.
LEED. The LEED goal for this Project is (USGBC) LEED-NC (New Construction) Version 2.2 with a Silver certification. Projects achieve LEED certification by earning points in the following specific categories of environmental performance: a) sustainable sites; b) water efficiency; c) energy and atmosphere; d) materials and resources; e) indoor environmental quality; and f) innovation and design. The Contractor shall work collaboratively and proactively throughout all Phases of the Project, including construction, to achieve this goal.
