Lessee’s Rights. Lessor hereby grants to Lessee, for the benefit of Lessee and its employees, suppliers, shippers, customers and invitees, during the term of this Lease, the non-exclusive right to use, in common with others entitled to such use, the Common Areas as they exist from time to time, subject to any rights, powers, and privileges reserved by Lessor under the terms hereof or under the terms of any rules and regulations or restrictions governing the use of the Industrial Center. Under no circumstances shall the right herein granted to use the Common Areas be deemed to include the right to store any property, temporarily or permanently, in the Common Areas. Any such storage shall be permitted only by the prior written consent of Lessor or Lessor's designated agent, which consent may be revoked at any time. In the event that any unauthorized storage shall occur then Lessor shall have the right, without notice, in addition to such other rights and remedies that it may have, to remove the property and charge the cost to Lessee, which cost shall be immediately payable upon demand by Lessor.

Lessee’s Rights. 11.01 The Lessee, upon performing the covenants, promises, agreements, and undertakings herein contained on his/her part, shall and may peacefully possess and enjoy the said Cattle for the duration of this Lease without any interruption or disturbance from the Owner or any person claiming through or under the Owner except as noted in Section 5.05.
Lessee’s Rights. Except (i) as provided in Section 11.2, below, and (ii) to the extent Lessor is required to engage in such communications by Applicable Legal Requirements which are not the subject of a Permitted Lessee Contest and after consultation with Lessee regarding Lessor’s concern that Lessor’s communication with Governmental Authorities is required by Applicable Legal Requirements, but notwithstanding any other provision of this Lease to the contrary:
Lessee’s Rights. If Lessor fails to make any payment or to perform any act expressly required under this Master Lease, and fails to cure the same within the relevant time periods provided in Section 33.1 upon Notice to Lessor but without waiving or releasing any obligation of Lessor, Lessee may (but shall be under no obligation to) at any time thereafter make such payment or perform such act for the account and at the expense of Lessor, and may, take all such action thereon as may be reasonably necessary or appropriate therefor. All sums so paid by Lessee and all costs and expenses (including, without limitation, reasonable attorneysfees and expenses) so incurred, shall be paid by Lessor to Lessee following written demand. The obligations of Lessor and the rights of Lessee contained in this Article shall survive the expiration or earlier termination of this Master Lease.
Lessee’s Rights. Lessor, for the consideration herein set forth, further gives, grants, lets and demises unto Lessee, the following rights to conduct activities on the Property related to its contemplated operations (collectively the “Mining Operations”), and any related rights or privileges: a. All the mining rights, easements and privileges as may be reasonably necessary for or incidental to the mining (by all mining methods), removing, development, processing, sale and marketing of the Coal including, without limitation, the right to enter in, upon and under the Property and erect any necessary structures, rooms, mines, tramroads, air shafts, power lines, substations, drains and drainways, and to operate the same therein or thereunder as may be reasonably necessary for the mining, development, excavating and removal of the Coal to market. b. The right to conduct Mining Operations in conjunction with operations on other lands as a single operation, without regard to property lines, and, in particular, to exercise all rights granted hereby in connection with mining from other tracts and other mining and coal related activities, including but not limited to the right to deposit fill, slurry, mine spoil, coal refuse and coal combustion by-products, including, but not limited to bottom ash and fly ash, from whatever origin, on the Property, including in mining voids and abandoned mine works or other voids within the Property. c. With respect to any surface overlying the Property that is now, or in the future, owned by Lessor or its affiliates, Lessor shall, and shall cause its affiliates to, lease such surface property to Lessee for no additional rent or consideration pursuant to a reasonable and customary mining surface lease promptly upon written request by Lessee. Exhibit “C” attached hereto and incorporated herein by reference, is a map indicating the approximate location of all surface property owned by Lessor and its affiliates overlying the Property.
Lessee’s Rights. 5.2.1 The Lessee shall, to the extent that the same obstructs or interferes with the smooth operations in the Seabed, have the right to restrict: (a) the entry into the Seabed for such period as notified by the Central Government for the purpose of conducting the Survey, construction or operation and maintenance of the offshore wind farm; (b) the navigation of boats, ferries and ships obstructing the conduct of the Survey; (c) the anchoring or use of fixed fishing gears within the Seabed; (d) activities such as scuba diving, windsurfing, kiting and the like, within the Seabed. (e) movement within 50 m (fifty meters) distance from the wind turbine foundation and 500 m (five hundred meters) distance from the sub-station. 5.2.2 Provided, however, that, in the interest of the common public, the Lessee shall permit activities such as fishing for the purpose of livelihood and other activities that may co-exist with the Permitted Activities if they do not affect the normal working of the Permitted Activities. The Lessee shall organizeise its activities such that they do not unreasonably affect commercial fishing. 5.2.3 Provided also that Defense and Security agency of the Government of India shall have unrestricted right of access to ensure the security of the maritime zone and to enforce the law.

Lessee’s Rights. 5.1 The Lessee shall be entitled to use the relevant Premises daily and round-the-clock from the date of signing the Acceptance Certificate for the respective Premises and during the entire Lease Period in accordance with the Permitted Use and the terms and conditions of the Lease Agreement. 5.2 The following rights shall be granted to the Lessee for the entire Lease Period, and they shall be exercised subject to the requirements of the Warehouse Complex Rules: (a) the right to use the Common Areas in accordance with the Warehouse Complex Rules; (b) the right to use all utilities on the Premises, provided that the Lessor has the right to relocate the same at its discretion; (c) the right to park trucks, passenger cars and buses at the Parking Slots on a round-the-clock basis, subject to the Warehouse Complex Rules; (d) the right of way to and from the Parking Slots; (e) the right to enter into a separate agreement for telecommunications services in the Premises directly with any telecom operator provided that (a) the Lessee notifies the Lessor of such a telecom operator in writing, and (b) such telecom operator removes all the cables and equipment from the Premises and Warehouse Complex in case of the Lease Agreement termination, unless otherwise agreed by the Parties in writing; (f) the right of clear passage (without undue delays or suspensions), without paying any additional charge, for commercial vehicles, usually used to bring goods to and out of warehouses, to the loading/unloading area in the Premises from the place of the Land Plot junction to the public road indicated on the plan in Appendix 1 to the Lease Agreement, with the exception of cases associated with hindrances to traffic on a public road and/or its repair / improvement and/or operation, as well as subject to the provisions of Clause 6.6.1

(a) Lessee shall have all the mining rights and privileges, including surface rights, reasonably necessary to mine and take away the coal from the Leased Premises by the deep mining method only, as well as the right to remove and sell the refuse material in the Huff Xxxnch refuse pile area identified on the Lease Map owned by Lessor on the date of this Lease, and no additional rights or privileges. Lessee covenants and agrees to ascertain the accurate boundary line of the Leased Premises before conducting any mining operations under this Lease. (b) It is distinctly understood and agreed that Lessor grants only such mining rights and privileges as it possesses or has acquired in connection with the ownership of the coal covered by this Lease and that in mining, removing and carrying away such coal Lessee shall be limited to the exercise of the aforesaid rights and privileges. (c) Lessor does hereby grant unto Lessee all of the rights and privileges granted to Lessor under and by virtue of the Prime Leases, and Lessxx xxxs hereby accept this Lease upon all of the terms, conditions, covenants, stipulations, exceptions, reservations and agreements contained in the Prime Leases. Notwithstanding the foregoing, Lessee shall not be entitled to exercise any right or privilege under any of the Prime Leases to the extent that such right or privilege is not granted under this Lease. Lessee covenants and agrees with Lessor that it will perform and will be bound by each and every covenant, term, condition and provision binding upon the Lessor under the Prime Leases to the same extent as though Lessee had been the original lessee; provided, however, that Lessor shall pay each installment of royalty and all other sums due under each of the Prime Leases. Lessxx xxxnowledges that is has received, read and is familiar with each of the Prime Leases. Lessxx xxxnowledges and agrees that it will be a co-sublessor with respect to the Leased Premises governed by the Prime Leases, with the same rights and privileges as the other co-sublessor. Lessee’s Rights. The Lessee shall have no right, title or interest in or to any part of the Aircraft except the rights expressly set out in this Agreement, it being expressly agreed and acknowledged by the Lessee that title to the Aircraft shall remain vested in the Owner subject to the Security Interests arising under the Financing Documents in favour of the Financiers (or any of them).
