Maintenance Labor. Provides for the labor necessary for repair of out of service and/or service-affecting conditions and preventative maintenance of CLEC virtually collocated equipment. CLEC is responsible for ordering maintenance spares. Qwest will perform maintenance and/or repair work upon receipt of the replacement maintenance spare and/or equipment from CLEC. A call-out of a maintenance technician after business hours is subject to a minimum charge of three (3) hours.

AT&T is responsible for ordering maintenance spares. U S WEST will perform maintenance and/or repair work upon receipt of the replacement maintenance spare and/or equipment for AT&T. A call-out of a maintenance technician after business hours is subject to a minimum charge of four (4) hours. Maintenance Labor, Inspector Labor, Engineering Labor and Equipment Labor business hours are considered to be Monday through Friday, 8:00 a.m. to 5:00 p.m. and after business hours are after 5:00 p.m. and before 8:00 a.m., Monday through Friday, all day Saturday, Sunday and holidays. CO-PROVIDER is responsible for ordering maintenance spares. U S WEST will perform maintenance and/or repair work upon receipt of the replacement maintenance spare and/or equipment for CO-PROVIDER. A call-out of a maintenance technician after business hours is subject to a minimum charge of four (4) hours. Maintenance Labor, Inspector Labor, Engineering Labor and Equipment Labor business hours are considered to be Monday through Friday, 8:00 am. to 5:00 p.m. and after business hours are after 5:00 p.m. and before 8:00 am., Monday through Friday, all day Saturday, Sunday and holidays.
Maintenance Labor. Manager agrees to:
1. Maintain and repair the property using reputable technicians such as plumbing, HVAC and electrical technicians where deemed necessary.
2. Hire & supervise all employees and contractors needed for labor.
3. Manage dispute resolution, termination of employees/contractors and evictions of Tenants as necessary, at cost to the owner.
4. Owner Agrees to pay any labor over $500 directly to the vendor. TRG Management requests proof of payment for any invoices collected on behalf of the owner, over $500.
Maintenance Labor. Provides for the labor necessary for repair of out of service and/or service-affecting conditions and preventative maintenance of ATTI virtually collocated equipment. ATTI is responsible for ordering and delivering maintenance spares. USW will perform maintenance and/or repair work at ATTI's request upon receipt of the replacement maintenance spare and/or equipment from ATTI. A call-out of a maintenance technician where requested by ATTI after business hours is subject to a minimum charge of three (3) hours.
Maintenance Labor. Provides for the labor necessary for repair of out of service and/or service-affecting conditions and preventative maintenance of the Pac-West virtually collocated equipment. Pac-West is responsible for ordering maintenance spares. USWC will perform maintenance and/or repair work upon receipt of the replacement maintenance spare and/or equipment for Pac- West. A call-out of a maintenance technician after business hours is subject to a minimum charge as specified above.
Maintenance Labor. The District shall provide, or cause to be provided, and pay for, all reasonable maintenance services within the District Building, including the Lease Area, as follows: District shall maintain the physical exterior and interior of the Lease Area and all structural and systematic components thereof, including, but limited to, roof (including roof membrane), air conditioning equipment, heating equipment, plumbing, electrical wiring and fixtures, communication wiring and fixtures including all lights and replacement of light bulbs, windows, gutters, and structural parts, in good working condition and repair, in accordance with industry standards and in compliance with all applicable laws, ordinances, rules and regulations. Any maintenance services and/or facility improvements to the Lease Area that exceed the standard upkeep and maintenance of the Lease Area necessary for its regular use as set forth in section 4(a) shall be addressed as set forth in section 9 and mutually agreed upon by both parties. Any services performed by the District shall not interfere with City’s use or visibility of the Lease Area and shall not impede the City’s access to the Lease Area.

SBCT is responsible for ordering maintenance spares. Qwest will perform maintenance and/or repair work upon receipt of the replacement maintenance spare and/or equipment from SBCT. A call-out of a maintenance technician after business hours is subject to a minimum charge of three hours.
Maintenance Labor. Provides for the labor necessary for repair of out of service and/or service-affecting conditions and preventative maintenance of WSP virtually collocated equipment. WSP is responsible for ordering maintenance spares. Qwest will perform maintenance and/or repair work upon receipt of the replacement maintenance spare and/or equipment from WSP. A call-out of a maintenance technician after business hours is subject to a minimum charge of three (3) hours.
