Monthly Lease Payments. Applicable Taxes (as defined in the Agreement) on any Installation Charge incurred pursuant to this Supplement and all Lease Payments are to be paid by Carrier as and when due. In no event shall Applicable Taxes include any franchise or other right of way fees or similar charges or impositions assessed upon MFN. Carrier shall have the right to protest any new or additional taxes imposed on the Leased Fiber during the Lease Term.
Monthly Lease Payments. Lessee agrees to pay in advance to Lessor each month during the term of this Agreement the payment (a "Monthly Lease Payment") set forth in Exhibit B hereto. The Monthly Lease Payments shall be adjusted upon the second anniversary of this Agreement and on each second anniversary thereafter in connection with increases in the Consumer Price Index as set forth in Exhibit X. Xxxxxx'x invoices for amounts payable hereunder shall be due upon receipt by Lessee. In the event that any Monthly Lease Payment remains unpaid after thirty (30) days following the date of the first Lessor invoice for such payment, such payment shall be subject to a late payment charge equal to the lesser of (i) one and one-half percent of the unpaid balance per month or (ii) the maximum rate allowed under applicable state law. Lessor shall send invoices to lessee at the address listed herein. Monthly rental payments shall commence upon completion of Lessor equipment installation.

Monthly Lease Payments. Tenant shall pay to Landlord a total annual lease payment of $291,600 payable in advance, in installments of $24,300 per month on the first day of each month. Lease payments shall be made to the Landlord attention Xxxxx X. Xxxxxxx, at 000 X.X. Xxxxxx, Suite #1430, Portland, Oregon 97204, as may be changed from time to time by Landlord.
Monthly Lease Payments. Hecla shall pay to Xxxxxxx, on or before the fifth day of each calendar month the following Monthly Lease Payment, plus VAT: Period 1: July 1, 2015 through September 30, 2015: $25,000 per month Period 2: October 1, 2015 through December 31, 2015: $50,000 per month Period 3: January 1, 2016 until Lease termination $125,000 per month If, during Periods 1 or 2, the water usage by Hecla on any day is in excess of 300 cubic meters or the mill feed on any day exceeds 50 tonnes of rock. The Monthly Lease Payment will be increased to $125,000 per month for the calendar month in which such water use or mill feed amount occurred and shall remain at such rate until the termination of the Lease.
Monthly Lease Payments. Such payments shall be made to Landlord’s office or at such other place as may be designated from time to time by Landlord. The nameplate capacity of the Sys- tem may change in size based on Customer’s needs during the Term of this Agreement as stated in section 1.1. If there is ever a decline in performance, the monthly lease payment will be reduced according to section 3.1.
