No Lessor Obligation. Lessee agrees that Lessor has no obligation or responsibility under this Lease to perform any maintenance, repairs or replacements with respect to the Building and that Lessee shall have sole responsibility for the performance of all maintenance, repairs and replacements with respect to the Building. Lessor shall not be liable for damages or loss, of any kind or nature by reason of Lessee’s failure to comply with and perform he duties and obligations imposed under Paragraph 11 (a). Lessee hereby indemnifies and agrees to protect, defend and hold Lessor harmless from and against any and all claims, damages, losses, liabilities, actions, causes of action, judgments, settlements, costs and expenses (including reasonable attorneys’ fees and court costs) that may be incurred by Lessor as the result of, or as the alleged result of, the failure of Lessee to comply with and perform the duties and obligations imposed under Paragraph 11(a).
