No Option to Extend. Sublessee hereby acknowledges that: (i) the expiration date of the Master Lease is June 14, 2006, (ii) Sublessor has no option whatsoever to extend the Term of the Master Lease, and (iii) Sublessee must vacate the Subleased Premises fully and completely on or before June 14, 2006.

No Option to Extend. The parties hereby acknowledge that the expiration date of the Master Lease is March 31, 2018 and that Sublessee has no option to extend the Term of this Sublease. Sublessor shall use its best efforts to request Master Landlord grant Sublessee an option to renew. Provided that this Sublease has not been terminated due to a default by Sublessee, Sublessor waives any right it may have to extend the term of the Master Lease, including, without limitation, Sublessor’s extension option rights under Article 15 of the Master Lease.

Notwithstanding the foregoing, Sublessee agrees that no such agreement with the Master Lessor will result in the termination of Sublessor’s existing expansion or extension options with respect to the Premises under the Master Lease other than extinguishing such extension rights with respect to the Subleased Premises. The parties acknowledge and agree that Master Lessor has no obligation to negotiate with Sublessee for or agree to any direct lease with Sublessee or to excuse Sublessor’s surrender obligations as described above.
