The "Quiet Enjoyment" clause guarantees that a tenant has the right to use and occupy the leased premises without interference from the landlord or others claiming through the landlord. Ouiet Enjoyment. Tenant, upon paying the Basic Rent and all Additional Rent and other charges herein provided for and performing all covenants and conditions of this Lease, on its part to be performed, shall quietly have and enjoy the Demised Premises during the Term, without hindrance or molestation by Landlord or any other person claiming through Landlord, subject, however, to the terms of this Lease and to any Mortgage.

Landlord hereby covenants that Tenant, on paying the Rent and performing the covenants set forth herein, shall peaceably and quietly hold and enjoy, throughout the Term, (a) the Premises, and (b) such rights as Tenant may hold hereunder with respect to the remainder of the Property (including, by way of example rather than of limitation, any such right to use any parking lot within the Property).

Ouiet Enjoyment. Subject to the terms of this Lease, Landlord covenants that if Tenant pays the rent pursuant to Section 3.01 and the Additional Rent, performs all of its obligations provided for hereunder and observes all of the other provisions hereof, Tenant shall at all times during the Prime Term peaceably and quietly have, hold and enjoy the Premises, without any interruption or disturbance from Landlord.
