Ownership Documents. The Seller shall provide the Buyer with a certified copy of its deed of sale as well as a certificate of location describing the current state of the property. If the certificate of location provided by the Seller represents the current state of the property, the cost of any new certificate of location shall be borne by the Buyer. If the property is held in co-‐ownership, the certificate of location shall pertain to the private portion being sold. If the property is the object of a declaration of co-‐ownership, the Seller shall also provide the Buyer with the declaration of co-‐ownership including the building by-‐laws. These documents shall be forwarded by the Seller to the Buyer’s notary within thirty (30) consecutive days of the acceptance of this offer to purchase.

There are no other agreements, oral or written, among any of the members relating to Borrower. No breach exists under the Organizational Agreement and no condition exists which, with the giving of notice or the passage of time would constitute a breach under the Organizational Agreement.

Standard of Care We will perform the services with the care and skill ordinarily used by members of our profession practicing in the same or similar locality. If our services fail to conform to this standard, we will, at our election, either correct or cause to be corrected the nonconforming services, or reimburse you for the price of such services.
