Pet Restrictions. Any pet restriction mentioned in this Agreement shall be limited to Federal and State regulations regarding Tenants with special protections and privileges.
Pet Restrictions. You understand and agree that:
a. The pet shall be kept inside the Home at all times with the exception of Your act of walking a dog or a cat outside, in which case the dog or cat shall be on a leash at all times and shall be under Your direct control and supervision;
Pet Restrictions. No animals of any type shall be permitted on the Premises, not even to visit, without the prior written consent of Landlord. In order for pets to be added to the lease, a request from the Tenant must be made in writing. Once pet is approved by Landlord, the Pet Addition Amendment must be signed by all Tenants, Co-Signers and/or Parent Guarantors before pet will be allowed in the home. Additional management time and document fees will be assessed per Paragraph 15. Further, if at any time during the term of this Lease any pets are being kept, as determined by the Landlord, other than those permitted pursuant to this Lease, Landlord may elect to increase the total amount of monthly rent the Tenant pays for the entire term of this Lease by 20% for each pet. Landlord may presume any pet not listed in this agreement is a stray, and may report or deliver it to the appropriate agency as prescribed by law. Such an election by Landlord to increase rent shall not preclude Landlord from treating this as a breach of this agreement and electing to terminate this Lease or the occupancy of the Tenant. My House seeks to provide tenants with all rights guaranteed under Federal and Colorado law, including but not limited to applicable standards of the Colorado Fair Housing Act and the Federal Fair Housing Act.
Pet Restrictions. Only two pets are allowed per household. Exotic pets are not permitted. Only dogs, cats, birds, hamsters, gerbils, or fish are allowed. The following breeds are not permitted: Akita, Chow, Doberman, Pit Bull, Rottweiler, American Staffordshire Terriers, English Staffordshire Bull Terriers, wolf hybrids, or any other breed with dominant traits geared toward aggression. Any animal involved in an aggressive incident will be evaluated by the Fort Xxxxxxx Post Veterinary Clinic within three (3) business days of the incident. No “visiting” pets are permitted without prior Community Management Office approval. Management must approve all pets and all required documents are to be on file prior to housing any pet (refer to Resident Guide). A current picture of the pet (cat/dog) must be submitted to the Community Management Office within 10 days of move-in or acquisition of pet to be kept on file.
Pet Restrictions. Domesticated pets may be maintained in a Unit provided that such pets: (a) are permitted to be so kept by applicable laws and regulations, (b) are not left unattended on balconies, terraces, roof decks, patios and/or in lanai areas, (c) are generally, not a nuisance to residents of other Units or of neighboring buildings and (d) are not a breed prohibited by applicable law or considered to be dangerous or a nuisance by the Board of Directors (in its sole and absolute discretion); provided that neither the Developer, Xxxxxxxxx’s Affiliates, the Board nor the Association shall be liable for any personal injury, death or property damage resulting from a violation of the foregoing and any occupant of a Unit committing such a violation shall fully indemnify and hold harmless the Developer, Developer’s Affiliates, the Board of Directors, each Unit Owner and the Association in such regard. Each Owner, or other person with a pet on the Condominium Property shall be responsible for picking up and properly disposing of all excrements. Any landscaping damage or other damage to the Common Elements caused by a Unit Owner’s pet must be promptly repaired by the Unit Owner. The Association retains the right to effect said repairs and charge the Unit Owner therefor. Without limiting the generality of Section 18 hereof, a violation of the provisions of this paragraph shall entitle the Association to all of its rights and remedies, including, but not limited to, the right to fine Unit Owners (as provided in the By-Laws and any applicable rules and regulations) and/or to require any pet to be permanently removed from the Condominium Property.
Pet Restrictions. Except for service animals for the disabled, no animal, bird or other pet is allowed in the Premises at any time, unless Tenant and Landlord have executed a separate written Pet Agreement. If at any time Tenant allows a pet into the Premises, Landlord may charge Tenant a penalty of $50.00 per day, plus the costs of any damages.
Pet Restrictions. Landlord reserves the right to deny residency to any animal deemed aggressive whose breed is not explicitly listed as an aggressive breed. Should your pet injure any other pets, residents or associates, you will be asked to remove the pet from the premises immediately.

In accordance with the Americans with Disability Act requirements, Tenants may not unilaterally attempt to change the terms of this Lease and the foregoing pet restriction by seeking to have an animal as a companion for any alleged disability. It shall be the affirmative requirement of the Tenant that the Tenant notify the Landlord in writing of any potential disabilities prior to the execution of this Lease, and the Tenant shall disclose to Landlord any request it may make for a companion animal prior to the execution of the Lease herein. Should Tenant become disabled during the term of the Lease, it is incumbent upon Tenant to notify the Landlord in writing of this disability and of the request for a companion animal based upon the disability. The Landlord shall use reasonable efforts to accommodate any legitimate request, but shall reserve the right to terminate the Lease should the Tenant insist upon a companion animal that was not previously agreed to between the parties. Nothing in this Lease shall require the Landlord to accept and continue to lease this property based upon Tenant’s request for a companion animal.

Pet Restrictions. Resident warrants that the pet is a domesticated dog, cat, bird (must be kept in cage) or fish (must be kept in bowl or aquarium not to exceed 40 gallons), is not vicious, and has not bitten, attacked, harmed, or menaced anyone in the past. No offspring are allowed.
