Plumbing Fixtures. Part of the removal of Goods may require the disconnection of plumbing fixtures (washing machines, dishwashers, fridges etc.)
Plumbing Fixtures. Sweepings, matches, rags, towels, cigarettes, bottle caps, coffee grounds, bones and other obstructing materials may not be placed or flushed in any plumbing fixture. Any damage to plumbing caused by misuse will be repaired at the residents’ expense.
Plumbing Fixtures. You agree to keep all plumbing fixtures as clean as their condition and age permits. You’re responsible for repairs like clogged drains, stopped-up toilets, and jammed disposals since you, or your guests, caused the clog or stoppage. You agree to immediately notify us of any needed physical repairs, defects, damages, dangerous conditions, or malfunctions of any part of the Property, appliances, fixtures, or plumbing problems. If you don’t notify us, then you may be responsible for subsequent damages caused by these problems. For example, if the toilet starts to leak and you don’t report the leak, then the continuing leak may cause the bathroom floor to rot. If you had promptly reported the original leak, it could have been simply and inexpensively repaired. However, by not reporting the leak immediately, you allowed, by your negligence, substantial and expensive damage to occur for which you may be held responsible. From time-to-time, things break: The AC stops working, the refrigerator stops cooling, the dryer stops drying, the Internet looses its connection, etc. It’s not necessarily our fault or yours, it just happens. When things go wrong, and they typically happen at the most inconvenient time, we will make every effort to get the problem corrected as soon as practically possible. However, in no instance is the Property Owner, or Charlottesville Apartments, LLC, liable for any loss, injury, inconvenience, or discomfort that you may suffer or incur due to the loss of functionality of any equipment or connection in your Residence. It’s possible that renter’s insurance may cover food spoilage from a failed refrigerator; check with your agent. While these issues don’t happen often, they do happen. You agree to be a quiet, considerate, and tidy neighbor. Good neighbors make a good neighborhood. You also agree not to exceed four times the leased occupancy with guests, whether or not you know them (“I didn’t know them”, is not an excuse). Excessively large parties tend to get out of control, cause damage, and create excessive noise for neighbors. Plumbing Fixtures i. Faucets shall have adequate water flow. Handles shall turn "on" and "off" easily and smoothly. Faucets shall not leak when "on" or "off". Each faucet shall have a properly installed and functioning aerator, if so designed.
ii. Drains shall be tested by a 30 second luke warm water run to assure no leakage. Water shall empty from the sinks and tubs quickly. The drain pipe shall look and feel dry. Each drain shall have a stopper or a basket.
iii. Sinks and tubs shall be free of surface cracks or chips over one inch in length.
iv. Toilets shall operate properly. Toilet seats and covers shall be in "like new" condition with no surface finish loss whatsoever.
v. Other plumbing and related fixtures, such as kitchen sprayers, shower doors, and water main shutoffs shall work properly.
Plumbing Fixtures. 12.4.1 Fixtures shall be provided as shown on plans. Fixtures shall be American-Standard as listed or equivalent fixtures by Eljer, Kohler or Crane.
12.4.1.1 Flush valve toilets: American Standard 2221.018 vitreous china, siphon jet, floor mounted. Church 5334.056 solid plastic seat, open front with cover, white.
12.4.1.2 Urinal: "Allbrook" 6540.017 vitreous china, siphon jet, 1-1/4" top spud, Xxxxx Royal 180 FYV flush valve with vacuum breaker, Xxxx chair carrier.
Plumbing Fixtures. The plumbing fixtures shall not be used for any purpose other than that for which they were constructed and no foreign substances of any kind shall be deposited therein, and the expense of any breakage, stoppage, or damage caused by the Tenant or those for whom Tenant is at law responsible, or by the negligent acts or omissions of the Tenant or those for whom Tenant is at law responsible, shall be borne by the Tenant.
Plumbing Fixtures. The toilets, basins, and showers or any other plumbing fixture shall not be used for any other purpose other than that for which it was intended.
