PROPERTY RULES AND REGULATIONS. A. Prior to making any Recording or engaging in any other related activity on the Property, Producer shall submit to the representative of Owner at the Property designated on Exhibit A (“Representative”), for approval, a plan that provides for the making of the Recordings, staging, storage, access and similar matters at the Property. Producer agrees that it shall not interrupt or interfere with any ongoing business operations at the Property without the prior approval of the Representative. B. Producer shall provide the insurance coverage set forth on Exhibit A and deliver to the Representative a certificate of insurance described therein prior to commencing the activities permitted herein on the Property. C. Producer shall: (i) follow the reasonable requirements of Owner; (ii) maintain good order among the Producer Parties; (iii) comply with, and cause all Producer Parties to comply with, all rules and requirements of Owner concerning the Property, including, without limitation, safety requirements, regulatory compliance and any limitations on hours of operation, staging and storage areas, parking, use, shutdown or interruption of the Property's facilities and utilities, temporary signage and ingress and egress to any Occupant area. D. Producer agrees that it and all Producer Parties shall comply with all applicable federal, state and local laws, statutes, ordinances, rules, regulations, codes and other governmental requirements while on the Property. If there are any taxes to be paid or licenses, authorizations or permits required by any governmental agency or authority for the activity permitted hereunder, Producer shall be solely responsible for paying for and/or obtaining the same. E. Producer shall not cause any hazardous material to be brought upon, stored, kept, used or discharged on or about any part of the Property. F. All special effects, materials, adhesives and stunts must be approved in advance by Marketing Manager. G. If any Producer Party fails to abide by the terms and conditions of this Agreement, Marketing Manager shall have the right to remove such Producer Party(ies) from the Property and/or immediately terminate this Agreement and all rights granted to Producer herein without the obligation to refund any portion of the Fee. Producer will receive notice and a reasonable opportunity to cure prior to any removal and/or termination.

PROPERTY RULES AND REGULATIONS. The Tenant hereby agrees to abide by the following rules and regulations: (a) no animal or motorcycle shall be allowed within the Leased Premises or on the Property at any time; (b) activities such as canvassing, soliciting and peddling by non-tenants of the Property shall not be allowed to occur on the Property at any time; (c) no radio or television antenna, loudspeaker, or other device shall be allowed to be installed on the roof or any of the exterior walls of the Property in which the Leased Premises is a part without the prior written consent of the Landlord; no television, radio, recorder, or electrical device shall be played in such a manner as to cause a nuisance; (d) smoking shall not be allowed in the Leased Premises that in any way shall cause irritation or discomfort to any other Tenants of the Building; the Landlord reserves the right to declare and designate the Leased Premises as a "non-smoking area" if any complaint is not addressed and remedied within three (3) days after Notice is given to the Tenant.; (e) the Landlord shall be allowed to place a "For Rent" sign upon the Property throughout the one hundred eighty (180) day period of time prior to the termination of the Lease; in addition, the Landlord shall be allowed, upon reasonable notice, to show the Leased Premises to a prospective third party tenant; (f) the Landlord, at any reasonable hour of the day, shall be allowed to enter into, upon, or go through and view and inspect the Leased Premises; (g) the Tenant shall keep all windows and doors in the Leased Premises clean and free from unauthorized signage; (h) the Tenant shall not utilize any illegal or unethical method of business operation; (i) the Tenant shall not use or permit to be used any apparatus for sound reproduction or the transmission of any musical instrument in such a manner that the sounds so produced, reproduced or otherwise transmitted shall be unreasonably audible beyond the interior of the Leased Premises; (j) the Tenant shall not cause or permit any objectionable odors to be emanated or unreasonably dispelled from the Leased Premises; (k) the Tenant shall not load, unload or permit the loading or unloading of furniture, equipment, supplies, inventories, or any other property outside the areas so designated; in addition, the Tenant shall comply with the Landlord's reasonable rules for delivery and shipping of products, materials and supplies; (l) the Tenant shall not store or stack any furniture, fixtures, equipm...

PROPERTY RULES AND REGULATIONS. Attached to this Agreement is a copy of the T-7 Property Owners Association Rules and Regulations that must be adhered to while staying at our property. The Rules and Regulations can also be found posted at the desk in the house. Please ensure that all Tenants and their party abide by these rules with no exception. If a Tenant is found in violation of any of the Rules and Regulations during their stay or after, it will be at the sole discretion of the Owner Representative to immediately terminate this agreement and/or levy fines that we deem appropriate for the infraction. Once again, parking is limited to 4 cars. 2 cars may be parked in the cul-de-sac parking area (cul-de-sac parking is limited to the spaces on the right side of the cul-de-sac as you face our house-the left side spaces are for our neighbors), 1 car may be parked on the parking deck and one mid size car or smaller may be parked in the garage. The parking of boats and or motor homes is prohibited. No overnight accommodations are permitted in tents. A quiet time of 10PM til 9AM must be observed when no loud noises shall disturb our neighbors. Please pay particular attention to this in the summer when windows are open and noise carries.

PROPERTY RULES AND REGULATIONS. All Tenants specifically agree to: a. Not obstruct the driveways, sidewalks, entry ways, stairs and hallways at any time. These areas may only be used for the purpose of entry and exit. b. Keep all windows, glass, window coverings, doors, locks and related hardware in good, clean order and repair. c. Not obstruct or cover any windows or doors. d. Not leave windows or doors in an open position during any inclement weather; any mold or mildew as a result will be the responsibility of the Tenant. e. Not hang any laundry from any window, rail, porch or balcony nor air dry any laundry within any yard area. f. Not cause or permit any additional locks or hooks to be placed upon any door or window without the prior written consent of Landlord. g. Maintain all common areas and alert MK Management as to any maintenance and repair issues in these areas including reporting any light bulbs that are out. Commons areas include any area that is accessible to Tenants and other tenants in the same building such as foyers, entry hallways, entry steps, sidewalks and alleys. h. Not store any flammable, hazardous or explosive materials at or near the Property. i. Maintain a minimum temperature inside the Property of at least 65 degrees Fahrenheit at all times during the Term. j. Not permit smoking inside the Property at any time. A $300 charge will be assessed to the Tenant for each smoking related infraction. k. Not utilize any weights, exercise equipment, trampolines, or spas/hot tub/pools at the Property. l. The attached Community Policies Addendum is hereby made a part of this Lease.

  • Common Areas - Rules and Regulations Lessor or such other person(s) as Lessor may appoint shall have the exclusive control and management of the Common Areas and shall have the right, from time to time, to establish, modify, amend and enforce reasonable rules and regulations (“Rules and Regulations”) for the management, safety, care, and cleanliness of the grounds, the parking and unloading of vehicles and the preservation of good order, as well as for the convenience of other occupants or tenants of the Building and the Project and their invitees. Lessee agrees to abide by and conform to all such Rules and Regulations, and to cause its employees, suppliers, shippers, customers, contractors and invitees to so abide and conform. Lessor shall not be responsible to Lessee for the non-compliance with said Rules and Regulations by other tenants of the Project.

  • PARKING RULES AND REGULATIONS The following rules and regulations govern the use of the parking facilities which serve the Building. Tenant will be bound by such rules and regulations and agrees to cause its employees, subtenants, assignees, contractors, suppliers, customers and invitees to observe the same: 1. Tenant will not permit or allow any vehicles that belong to or are controlled by Tenant or Tenant’s employees, subtenants, customers or invitees to be loaded, unloaded or parked in areas other than those designated by Landlord for such activities. No vehicles are to be left in the parking areas overnight and no vehicles are to be parked in the parking areas other than normally sized passenger automobiles, motorcycles and pick-up trucks. No extended term storage of vehicles is permitted. 2. Vehicles must be parked entirely within painted stall lines of a single parking stall. 3. All directional signs and arrows must be observed. 4. The speed limit within all parking areas shall be five (5) miles per hour. 5. Parking is prohibited: (a) in areas not striped for parking; (b) in aisles or on ramps; (c) where “no parking” signs are posted; (d) in cross-hatched areas; and (e) in such other areas as may be designated from time to time by Landlord or Landlord’s parking operator. 6. Landlord reserves the right, without cost or liability to Landlord, to tow any vehicle if such vehicle’s audio theft alarm system remains engaged for an unreasonable period of time. 7. Washing, waxing, cleaning or servicing of any vehicle in any area not specifically reserved for such purpose is prohibited. 8. Landlord may refuse to permit any person to park in the parking facilities who violates these rules with unreasonable frequency, and any violation of these rules shall subject the violator’s car to removal, at such car owner’s expense. Tenant agrees to use its best efforts to acquaint its employees, subtenants, assignees, contractors, suppliers, customers and invitees with these parking provisions, rules and regulations. 9. Parking stickers, access cards, or any other device or form of identification supplied by Landlord as a condition of use of the parking facilities shall remain the property of Landlord. Parking identification devices, if utilized by Landlord, must be displayed as requested and may not be mutilated in any manner. The serial number of the parking identification device may not be obliterated. Parking identification devices, if any, are not transferable and any device in the possession of an unauthorized holder will be void. Landlord reserves the right to refuse the sale of monthly stickers or other parking identification devices to Tenant or any of its agents, employees or representatives who willfully refuse to comply with these rules and regulations and all unposted city, state or federal ordinances, laws or agreements. 10. Loss or theft of parking identification devices or access cards must be reported to the management office in the Development immediately, and a lost or stolen report must be filed by the Tenant or user of such parking identification device or access card at the time. Landlord has the right to exclude any vehicle from the parking facilities that does not have a parking identification device or valid access card. Any parking identification device or access card which is reported lost or stolen and which is subsequently found in the possession of an unauthorized person will be confiscated and the illegal holder will be subject to prosecution. 11. All damage or loss claimed to be the responsibility of Landlord must be reported, itemized in writing and delivered to the management office located within the Development within ten (10) business days after any claimed damage or loss occurs. Any claim not so made is waived. Landlord is not responsible for damage by water or fire, or for the acts or omissions of others, or for articles left in vehicles. In any event, the total liability of Landlord, if any, is limited to Two Hundred Fifty Dollars ($250.00) for all damages or loss to any car. Landlord is not responsible for loss of use.

  • Applicable Rules and Regulations The Account and each transaction therein shall be subject to the terms of this Agreement and to (a) all applicable laws and the regulations, rules and orders (collectively "regulations") of all regulatory and self-regulatory organizations having jurisdiction and (b) the constitution, by-laws, rules, regulations, orders, resolutions, interpretations and customs and usages (collectively "rules") of the market and any associated clearing organization (each an "exchange") on or subject to the rules of which such transaction is executed and/or cleared.
