Rental Credit. [describe any free rent or rent credit].
Rental Credit. As an inducement to and as consideration for Tenant's execution of this Lease Agreement Tenant shall be granted use and occupancy of the Premises for the first two (2) months of the Lease Term without having to pay Base Rent therefor. Notwithstanding this rental credit, the CPI adjustment to Base Rent shall be without regard to the rental credit and shall be made as if full Base Rent was paid.
Rental Credit. Provided the Tenant has furnished Landlord with the Security Deposit and provided Tenant is not in default of its obligations under the terms of the Lease at the relevant time, Landlord shall grant to Tenant a rental credit in a maximum amount of Two Hundred Thirty-One Thousand Three Hundred Eighty-Two Dollars and Fifty-Nine Cents ($231,382.59) plus G.S.T. and P.S.T. (the “Rental Credit”), which Rental Credit shall be granted in ten (10) equal instalments of Twenty-Three Thousand One Hundred Thirty-Eight Dollars and Twenty-Six Cents ($23,138.26), each instalment to be applied against the Tenant’s Basic Rent and Tenant’s Proportionate Share of Operating Costs and Taxes payable for the months of October 2014, November 2014, December 2014, January 2015, October 2015, November 2015, December 2015, January 2016, February 2016 and October 2016, until such Rental Credit is fully used up. Any amount of monthly rental which is not fully compensated by the Rental Credit remains payable by the Tenant in accordance with the provisions of the Lease.
Rental CreditTo the extent that Tenant’s costs and damages pursuant to Section 40.2 above exceed Landlord’s share of the delay damages from Landlord’s Contractor (as specified in Section 40.3 above and after crediting Tenant as provided in Section 5.3), then Tenant shall be entitled to pursue all available remedies against Landlord to collect such excess costs and damages (together with interest on such sums at the rate of Bank of America’s “reference rate” plus 3% per annum), including, without limitation, the right to make a credit offset against the next rent payment(s) owing on this Lease to the extent of such sums owing to Tenant. Prior to exercising such offset right, Tenant shall first attempt to satisfy Landlord’s obligation to compensate Tenant under this Section 40 through the sums to be received pursuant to Section 40.3 and any remaining loan proceeds available from the New Loan.
Rental Credit. Landlord hereby grants Tenant a rental credit in the amount of EIGHT THOUSAND SEVEN HUNDRED SIXTY-NINE AND 96/100 DOLLARS ($8,769.96). Said rental credit may be used by Tenant at anytime after Tenant takes occupancy of the Expansion Space. With the exception of the modifications set out above, all other terms, covenants and agreements of the Lease shall remain in full force and effect. Rental Credit. Within 30 days of return of a rental instrument, instrument case and all parts and accessories accompanyi ng the rental instrument, the renter may apply 12 months rental credit as determined by The Music Store , to the purchase of a new instrument of the same type rented. After the application of rental credit, the balance of the new instrument being purchased by the renter will be discounted 20% by The Music Store. This discount is limited to in-stock product brands carried by The Music Store. Rental credit is defined as rental payments, paid TIMELY, exclusive of tax, coverage fees, late fees and processing or service fees. Instrument selection will be a choice by renter of/in THE MUSIC STORE’S product line inventory, with selling price being determined by the current manufacturer’s suggested retail price list. When the rental instrument is returned and the RENTER chooses not to exercise the equity purchase option, within 30 days, all rental equity is then lost. Rental credit may be applied to only one instrument purchase (no multiple equity accounts can apply to one item). All rental instruments remain the property of THE MUSIC STORE.
Rental Credit. As of the Renewal Commencement Date, provided that Sublessee is not then in default of the Sublease, Sublessee shall receive a rental credit in the amount of Twenty Four Thousand Two Hundred Fifteen and 63/100 ($24,215.63) Dollars (hereinafter the “Rental Credit”) which Sublessor shall apply towards the Rent due for the months of April 2016, May 2016, and June 2016 (the “Rental Credit Period”). The Rental Credit shall xxxxx during any period of a default by Sublessee. In the event the Sublessee is in default at any time during this Sublease, any Rental Credit provided shall be negated and recoverable by the Sublessor and may be sued for in a non-payment proceeding.
Rental Credit. Notwithstanding the terms of Section 2(a), and provided that Sublessee is not in default under this Sublease, Sublessee shall receive a rental credit in the amount of $11,346.75 (the “Credit”), which Sublessee shall apply in one (1) installment of $8,071.88 to pay in part the Base Rent for the first month following the Effective Date (i.e., January 2020) and one (1) installment of $3,274.87 to pay in part the Base Rent for the second month following the Effective Date (i.e., February 2020). The Credit shall xxxxx during any period of a default by Sublessee. In the event Sublessee is in default at any time during this Sublease, any Credit provided shall be negated and recoverable by Sublessor and may be sued for in a non-payment proceeding.
Rental Credit. Landlord hereby grants Tenant a rental credit equal to ONE HUNDRED FIFTY-THREE THOUSAND FOUR HUNDRED SIX AND 50/100 DOLLARS ($153 406.50) or ($3. 90 per rentable square foot of space leased). Tenant may apply said rental credit to the cost of its Suite Improvements which exceed Landlord's allowance as described in the Work Letter attached hereto as Exhibit B, or Tenant may apply said rental credit to Tenant's rental payments for the initial months of the Lease term.
