REQUIREMENTS FOR OCCUPANCY. Subject to Section 8.12 herein, no building erected on the Lots or Blocks within the Plan shall be occupied until a Certificate of Inspection re: Readiness for Occupancy has been issued by the Municipality’s Chief Building Official and the said Certificate shall not be issued until:
(a) A Certificate of Preliminary Acceptance has been issued for Stage 2 Works for the Phase of the Subdivision including the subject Lot or Block;
(b) The roadway from the entrance of the Development to and including the lot or Block of which the building is a part, has received the base course asphalt;
(c) The electrical distribution plant including street lights have been installed and approved by the Utility;
(d) The traffic and street signs have been installed and approved by the Director of Infrastructure and Development;
(e) Subject to Section 6.4 (c), the final grading of the Lot or Block is in conformity with the overall Lot Grading Plan or such variances therefrom as have been approved by the Municipality’s Chief Building Official pursuant to Section 6.4 (c);
(f) The telephone lines, cable T.V. and gas mains have been installed and approved by the Director of Infrastructure and Development; and
(g) The Developer agrees that the preceding requirements in this Section are in addition to and not in substitution for the requirements of the Ontario Building Code Act as amended and regulations thereunder with respect to certificates for occupancy.
REQUIREMENTS FOR OCCUPANCY. No buildings erected on the lots or blocks within the Plan shall be occupied until a Certificate of Occupancy has been issued by the Town and this Certificate will not be issued until:
a) The roadway from the entrance of the Subdivision to and including the block of which the building is a part, has received the full specified thickness of Granular "A" and first lift of asphalt.
b) The water system and sewage system connections have been installed and approved by the Town or other agency having jurisdiction.
c) The traffic, street lights, and street signs have been installed and approved by the Town.
d) The unit has been identified with the street number in accordance with Town policy.
e) A certificate has been given by the Developer's consulting engineer, Ontario Land Surveyor or alternate, that the building constructed and the final grading of the lot or block is in conformity with the overall grading plan or such variance there from has been approved by the Town.
f) The plumbing, electrical work, and exterior finish have been completed, and a sufficient documentation has been provided by the Developer confirming the electrical distribution system, street lighting, telephone, cable tv., gas and similar private utilities have been installed.
REQUIREMENTS FOR OCCUPANCY. No buildings erected on the lots or blocks within the Plan shall be occupied until a Certificate of Occupancy has been issued by the Township and this Certificate will not be issued until:
a) The roadway from the entrance of the Subdivision to and including the block of which the building is a part, has received the full specified thickness of Granular "B" and Granular "A".
b) The Hydro equipment, telephone lines, street lights, water system, and sewage system have been installed and approved by the Township or other agency having jurisdiction.
c) The traffic and street signs have been installed and approved by the Township.
d) A certificate has been given by the Developer's consulting engineer or Ontario Land Surveyor that the building constructed and the final grading of the lot or block is in conformity with the overall grading plan or such variance therefrom has been approved by the Township.
e) The plumbing, electrical work, and exterior finish have been completed. It is agreed that a copy of this Clause shall be delivered by the Developer to each and every builder obtaining a building permit or any prospective purchaser of the dwelling for any lot on the said Plan.
REQUIREMENTS FOR OCCUPANCY. No dwelling unit or any part thereof erected on any of the Subdivision being serviced by the services referred to in Schedule "C" shall be occupied until so authorized by the Chief Building Official, and the services referred to in Schedule “C” have been installed, save and except for surface asphalt and boulevard sodding.
REQUIREMENTS FOR OCCUPANCY. Subject to Section 8.11 herein, no building erected on the Lots or Blocks within the Plan shall be occupied until a Certificate of Inspection re: Readiness for Occupancy has been issued by the Town’s Chief Building Official and the said Certificate shall not be issued until:
(a) Preliminary Acceptance has been granted for Stage 2 servicing for the phase of the Subdivision including the Lot or Block.
(b) The traffic and street signs have been installed and approved by the Town’s Engineer.
(c) Subject to Section 6.4 (c), the final grading of the Lot or Block is in conformity with the overall grading plan or such variances therefrom as have been approved by the Town’s Chief Building Official pursuant to Section 6.4 (c).
(d) The telephone lines, cable T.V. and gas mains have been installed and approved by the Town’s Engineer. The Developer agrees that the preceding requirements in this Section are in addition to and not in substitution of the requirements of the Building Code Act, 1992, S.O. 1992, c.23, and any amendments thereto and regulations thereunder with respect to certificates for occupancy.
REQUIREMENTS FOR OCCUPANCY. No building erected on any lot within the Plan shall be occupied until:
a) The driveway entrance to the Lot has been constructed to the satisfaction of WEST GREY Works Department and in accordance with the GRADING PLAN.
b) Drainage works on that lot, if required, are substantially completed in accordance with the approved GRADING PLAN and STORMWATER MANAGEMENT PLAN.
c) The remaining underground services such as telephone, cable and gas have been installed.
