Retaining Walls. Prepare preliminary retaining concepts to be shown on schematics, typical sections, and cross sections. • Determine if any additional walls are required and verify the need for and length of the retaining wall as shown on the ultimate schematic. • Compute and tabulate retaining wall quantities for preliminary design milestone plans submittal.
Retaining Walls. Where retaining walls or fences have been erected on any of the boundaries of the Property by the Seller, the Buyer agrees not:
(a) to alter or remove any of the retaining walls or fences,
(b) to allow or permit the retaining walls or fences to fall into a state of disrepair, and
(c) to repair or renew such retaining walls or fences except in the same style and colour as the existing retaining walls and fences;
(d) to alter the level of the retaining wall or the level of the surface of the land by elevating the level without the approval and appropriate building licence from the local government authority.

The Developer agrees that dry-stacked segmental concrete (masonry block) gravity walls shall be the preferred method of retaining wall construction for the purpose of erosion control or slope stability on the Lands and furthermore that the use of metal wire basket cages filled with rock (gabions) is not an acceptable method of retaining wall construction.

Retaining Walls. In some communities certain lots may require retaining walls. These may be constructed of wood, concrete, or concrete block as recommended by the developer's civil engineer, where applicable. The retaining walls may be located on or adjacent to the actual property line. Those walls that run along any street or public right of way are inside the Homeowner's property line and will be the Homeowner's responsibility to maintain. If the retaining wall is located between adjacent property owners, the maintenance and repair of the wall is the joint responsibility of the corresponding homeowners. The presence or absence of retaining walls does not affect the Total Sales Price of the Home.

As the design progressed through 30% and 90% development, the complexities of a project that had significant topographic differences resulted in additional time being spent to develop grading of the roadway approaches, beyond what was originally assumed. Roadway approach grading needed to be significantly adjusted several times to try to minimize impacts to driver experience, adjacent driveways, overall earthwork, existing utilities, and so on. This added effort would benefit the overall project budget and coordination with property owners.
