Common use of Right to Terminate Early Clause in Contracts

Right to Terminate Early. Provided Tenant is not in default hereunder at the time of giving notice, Tenant has strictly complied with all of the provisions of this paragraph, and termination is as of the last day of a calendar month, Tenant may terminate this Lease before the expiration of the term of the Lease by: □1. Giving Landlord no less than days notice on or before the day rent is due as shown in rent paragraph above; plus □2. Paying all monies due through date of termination plus the total amount of any and all deposits; plus □3. Paying an amount equal to □✔ month’s rent or □ % of the total amount of rent due thru the remainder of the lease term; plus □4. Return Premises in a clean and ready-to-rent condition; plus □5. Paying a $ administration fee; □6. Other . Any notice for early termination must be signed by all Tenants. Tenant’s election of early termination shall not relieve Tenant of responsibilities and obligations regarding damage to Premises or Property. Tenant may not apply the security deposit toward the payment of any of Tenant’s financial obligations set forth in this Early Termination by Tenant Paragraph.
