Room Vacancies. If a vacancy occurs in a double or triple, the remaining Resident(s) must keep the room ready for another Resident to move into the room at any time. If a vacancy occurs in a location with a shared common space such as a pod or suite, the common space must be clean and, in a state, where any new Resident would be comfortable using the shared space. A “ready” room means all belongings of a resident are on their side of the room leaving the other side of the room clean and clear for the other roommate to check in at any time. All of the remaining resident's belongings must remain on their side of the room in order for UM Housing maintenance staff to clean the vacant side of the room and assess for damages.
a. If a space is available in a room, UM Housing may assign a roommate at any time without prior notification to the remaining Resident(s). UM Housing staff will make an effort to contact Residents in advance that they are receiving a roommate.
b. The room must have half of all the furnishings and space available for a new Resident to move in at any time. In suites or pods, all common room furniture must be in the common room and all shared space must be ready for use by any newly assigned Resident. Any shared storage space must be divided equally by the number of beds in the space and the equivalent amount of space must be empty and available for any new Resident to move in.
c. When a Resident leaves for Thanksgiving, Spring, or Winter Break, rooms with vacancies must be ready for a new roommate.
d. Any room determined to not be ready for a roommate at any time will be deemed a breach of this Contract and the Resident hereby agrees to pay a fee for a higher room rate (a double-as-a-single or triple-as-a- double). The Resident also agrees to immediately return the room to a state that is ready for a roommate. If the room is returned to a state that is deemed ready by UM Housing, the charges will be returned to the original rate from that date forward. Refusal to accept a roommate or failure to accept reassignment to another room will be interpreted as a failure to comply with the terms and conditions of this Contract and the Resident hereby agrees to pay the University reasonable compensation as described above retroactive to when the previous Resident roommate vacated the room. Room Vacancies. If the Resident is assigned to a Room where a vacancy exists in a double, triple or quad occupancy room, the Resident, together with other residents of the Room, must maintain the Room in a manner that would permit another resident to move in immediately and without prior notification. Failure to do so will result in an adjustment of the Resident’s Housing Costs to the single room rate for the Facility without movement to a single-occupancy room.
Room Vacancies. If a vacancy occurs in a Residential Accommodation, the remaining occupants must keep the one bed, dresser, desk and chair empty and available for a new roommate throughout the semester. If a new roommate is assigned, the remaining occupants will be notified and provided with contact information for the new roommate. In an effort to provide adequate space for new students, you may be required to move to another room to fill a vacancy (consolidate) before or during the fall and spring semesters.

c) Any apartment determined to not be ready for a roommate at any time will be deemed a breach of this Contract. The Resident will then be taken through the conduct process and charged any fees deemed necessary. The Resident also agrees to immediately return the space to a state that is ready for a roommate.
d) Refusal to accept a roommate or failure to accept reassignment to another room will be interpreted as a failure to comply with the terms and conditions of this Contract and the Resident will be taken through the conduct process. Additionally, failure to maintain an apartment in a state ready to receive a roommate, failure to accept a roommate or failure to accept reassignment to another space may result in conduct action.
e) Residents agree not to create or maintain an unwelcoming, hostile, or intimidating environment with the intent to drive out a roommate. Violating this agreement will be considered, along with other breaches of this Contract, a disciplinary issue resulting in possible Student Conduct sanctions as well as financial responsibility for Termination and Cancellation Fees.
f) Students who have not applied and paid for a private bathroom may have a roommate assigned to share their bathroom at any time during the semester. Failure to accept a roommate may result in the private bathroom fee being assessed.
Room Vacancies. Students who do not have a full complement of roommates will be given the following options: • Contracting for a paid single (buying out the room). a. Paid singles/doubles are subject to availability and not always available. The Office of Residence Life will determine if this is an option for rooms with a vacancy. • Securing a roommate who is also in the same situation (within 10 business days). • Remain roommate ready. An empty closet, dresser, desk and bed should be available at all times so the room is ready whenever a roommate is assigned. Personal possessions need to be moved to prepare for a new roommate.

In keeping with the principles of fairness and guidelines for equitable community living, I am expected to welcome and accept new roommates.
