SERVICER AND SPECIAL SERVICER NOT TO RESIGN; TERMINATION OF SERVICER BY HOLDERS. (a) Subject to the provisions of Section 7.22, neither the Servicer nor the Special Servicer shall resign from any of its obligations and duties hereby imposed on it, except that it may resign from all of its obligations and duties hereunder (a) upon determination that its duties are no longer permissible under applicable law or are in material conflict with applicable law, or (b) upon thirty (30) days' notice to the Trustee provided that, in either case, a successor servicer meeting the qualifications described in this Section 7.21(a) and Section 7.26
