Common use of Services Provided by Lessor Clause in Contracts

Services Provided by Lessor. Lessor shall provide heating, ventilation, air conditioning, and janitorial service as reasonably required, reasonable amounts of electricity for normal lighting and office machines during the days/hours set forth in subparagraph 11. 3, water for reasonable and normal drinking and lavatory use, and replacement light bulbs and/or florescent tubes and ballasts for standard overhead fixtures. In the event the cost of electricity for any single month(s) during the term of the Lease exceeds the cost of electricity for the same month of the preceding year by fifteen percent (15%), then such cost of electricity exceeding the fifteen percent (15%) shall be paid by Lessee in conjunction with and in the same manner as Base Rent.

In the event the cost of electricity for any single month(s) during the term of the Lease exceeds the cost of electricity for the same month of the preceding year 2002 by fifteen percent (15%), then such cost of electricity exceeding the fifteen percent (15%) shall be paid by Lessee (calculated pursuant to Paragraph 4.2(a)) in conjunction with and in the same manner as Base Rent.
