Subject and Purpose. 1. Lessor leases to Lessee approximately 124 square feet, a portion of Suite 70i known as Space I, plus shared use of the common area to Lessee for Lessee’s use for the purpose of office space and performing such services in connection therewith as are usually and customarily connected with and incidental to such business operations, and for which the Premises are hereby leased, subject to the recitals, terms and conditions herein, the breach of which shall result in a reversion to the Port of all right, title and interest in and to the Premises.
2. If the Lessee’s use of the Premises is at any time prohibited by law or governmental regulation this lease shall immediately terminate.
3. In connection with its use of the Premises, Lessee shall at all times:
a. Conform to all applicable laws and regulations of any public authority affecting the Premises and their use, and correct at Xxxxxx’s own expense any failure of compliance created through Lessee’s fault or by reason of Xxxxxx’s use.
b. Refrain from any activity that would make it impossible to insure the Premises against casualty or which would increase the insurance rate, unless Lessee pays the additional cost of the insurance.
c. Refrain from any use that would be reasonably offensive to users of neighboring tenants including odor and/or noise, or that would tend to create a nuisance, or damage the quiet enjoyment of the adjacent tenant’s Premises.
d. Refrain from loading the floors beyond the design loading, the point considered safe by a competent engineer or architect selected by Xxxxxx. If Lessor deems such inspection necessary by virtue of Lessee’s use or intended use, Lessee shall bear the cost of the inspection.
e. Lessee acknowledges the exterior drains of the Premises drain into the Columbia River, and shall refrain from actions in or use of the Premises that would cause effluents to access these drains. Such effluents shall include, but are not limited to, hazardous materials governed by state and federal law, but also detergents, acids, and cleaning solvents.
f. Refrain from making any marks on or attaching any sign, insignia, antenna, aerial, or other device to the exterior or interior walls, windows, or roof, etc., of the Premises with out the prior written consent of Lessor.
g. Respect the other tenants in Suites 60, 70, & 90 by keeping noise to a level commensurate with a business use, by maintaining a professional atmosphere, and by observing the tenants’ need for confidentiality.

Subject and Purpose. Lessor leases the Premises to Lessee for Lessee’s use only for operation of the Plant and related activities. Lessee shall conduct no business activity on the Premises other than as specifically provided for herein.

Lessor leases the Premises described in Exhibit "A" to Lessee for Xxxxxx's use for the purpose(s) of running the Xxxxxxxxx Downtown Association and for no other purpose without the express permission of Lessor. If Xxxxxx's use of the premises is at any time prohibited by law or governmental regulation, this Lease shall terminate.
2. In connection with its use of the Premises, Lessee shall:
a. b. Refrain from any activity which would make it impossible to insure the Premises against casualty or which would increase the insurance rate, unless Lessee pays the additional cost of the insurance.
c. Refrain from any use which would be reasonably offensive to other tenants, or owners, or users of neighboring premises, or which would tend to create a nuisance or damage the reputation of the Premises.
d. Refrain from loading the floors beyond the point considered safe by a competent engineer or architect selected by Xxxxxx. If Lessor deems such inspection necessary by virtue of Lessee's use or intended use, Lessee shall bear the cost of the inspection.
e. Refrain from making any marks on or attaching any sign, insignia, antenna, aerial, or other device to the exterior or interior walls, windows, or roof of the Premises without the written consent of Lessor.
f. Comply with any reasonable rules respecting the use of the Premises promulgated by Lessor from time to time and communicated to Lessee in writing.
g. Prohibit cigarette smoking within the premises.
h. Inform Lessor of business hours and keep Lessor so informed.
Subject and Purpose. Lessor leases to Lessee approximately 112 square feet of the premises plus shared use of the common area to Lessee for Lessee’s use for the purpose of a private business office working with the PCTA and related services in connection therewith as are usually and customarily connected with and incidental to such business operations, and for which the Premises are hereby leased, subject to the recitals, terms and conditions herein, the breach of which shall result in a reversion to the Port of all right, title and interest in and to the Premises.
Subject and Purpose. As a condition to NexCore entering into the Agreement, NexCore requires that Indemnitors fully indemnify the Company from and against all Liabilities (as defined below) that relate to the LLCs. The purpose of this Indemnification Agreement is to set forth the agreement of the parties as to the indemnification provided to the Company.
Subject and Purpose. Lessor leases the Premises to Lessee for Lessee’s use from see Exhibit A during the term hereof. Lessee’s use of the Premises shall be limited to the following purposes: see Exhibit A. In addition, Lessee shall be entitled to use paved/graveled parking areas adjacent to the church building as necessary with respect to its uses of the Premises. Any additional or different use of the Premises, or use of any other area of the building if this lease is for less than the entire building containing the Premises, must be requested by Lessee at least two (2) weeks prior to the commencement of the desired use. Lessor reserves the right to refuse any additional or different use in its sole discretion. Lessor also reserves the right to use the Premises all of the times throughout the week except for the period(s) specified above. Lessor further reserves the right to preempt Lessee’s use of the Premises in the event of scheduling conflicts of Lessor’s activities provided Lessor gives Lessee two (2) weeks prior notice of each preemption and provides Lessee with an acceptable alternative time period, or a prorated adjustment of the rent to be paid pursuant to the terms hereof. The use of tobacco, alcohol, marijuana, marijuana products or illegal drugs on the premises is prohibited at all times. Further, lessee shall neither make nor allow any use of the Premises which Lessor, in its sole discretion, determines is or may be inconsistent or in conflict with Lessor’s purposes or mission with respect to the Premises or the building of which the Premises are a part. Lessee’s use of the Premises shall at all times be in compliance with all applicable federal, state, county and municipal laws, ordinances and regulations and Lessee shall neither use nor occupy the demised premises or any part thereof for any hazardous purpose and shall not operate or conduct its operations in a manner constituting a nuisance of any kind. Further, Lessee shall not use or occupy the Premises in a manner which is inconsistent with or not allowed under Lessor’s insurance relating to the Premises or the building of which the Premises may be a part or in a manner which unreasonably increases the risks thereby insured.
Subject and Purpose. Services will be provided and/or performed as outlined in Article 20 as set forth herein by reference.
Subject and Purpose. Lessor leases 150,000 square feet of the ------------------- warehouse building and land, located in the County of Xxxxxxxx, State of Missouri, and more particularly described on Exhibit "A" attached hereto, to Lessee for Lessee's use as follows: a warehouse and distribution center for chemical products and other goods.
Subject and Purpose. Lessor leases 3210 Xxxxxx Xxxxxx, Suite F in the City of Parkersburg, Wood County, West Virginia, unto Lessee. The property leased consists of 9000 square feet and 60 parking spaces. Improvements to be made to the premises by Lessor for Lessee will be shown upon an attached diagram with a description of all work upon the premises to be performed by Lessor but said improvements shall include at a minimum paving for the parking areas, a dryvit exterior finish, a balloon type or styled awning at the rear entry of the building, the erection of a protection fence to block the view of the building to the South, and to finish the interior as designated on the attached diagram. HVAC specifications are to be shown upon the attached diagram. (If no diagram is attached to this lease and initialed then it shall be presumed that Lessee accepts the premises as is upon taking possession.) The parties had entered into a prior lease dated March 13, 1998 and this lease is to replace the prior lease where now the Lessee is taking more rental space. The rent which Lessee is to pay shall be based upon the prior lease through September 1999 and thereafter said prior lease shall be considered null and void on
Subject and Purpose. A. Lessor leases office space on the second floor of a building located at 000 Xxxxxxx Xxxxxx, Xxxxxx, Xxxxx Xxxxxx, Xxxx, and more particularly described and shown as part of Building 3 in Exhibit A attached hereto and made a part hereof (hereinafter referred to as the "Premises") to be occupied and used for general office purposes and for no other purpose.
X. Xxxxxx grants Lessee access to and from the Premises and public streets over Lessor's properties located at or adjacent to Chicago Street, Toledo, Ohio. Lessee shall not, however, interfere with Lessor's operations and Lessor's tenants' operations conducted on Lessor's properties.
