Surrender on Termination. SECTION 5.01. Tenant shall, on the last day of the term hereof or upon any earlier termination of this Lease, surrender the Property to Landlord in as good condition, reasonable wear and tear excepted, as Tenant received the Property from Landlord on the first day of the Lease term, free and clear of all occupancies unless expressly permitted by Landlord in writing, and free and clear of all liens and encumbrances other than those to which this Lease is subject. SECTION 5.02. Tenant will, at the termination of this Lease by lapse of time or otherwise, yield up immediate possession to Landlord, and failing to do so, will pay as liquidated damages, for the whole time such possession is withheld, the monthly rent set forth in Article 2 for the month immediately prior to the termination; but the provisions of this clause shall not be held as a waiver by Landlord of any right of re-entry as hereinafter set forth; nor shall the receipt of said rent or any part thereof, or any other act in apparent affirmance of tenancy, operate as a waiver of the right to forfeit this Lease and the term hereby granted for the period still unexpired, for a breach of any of the covenants herein. SECTION 5.03. Upon termination of this Lease, title to all permanent improvements made or constructed by Tenant and located on the Property shall vest in Landlord under the following terms and conditions. Tenants cost of improvements to the Property shall be disclosed and agreed upon by amendment to this Lease. SECTION 5.04. All personal property of Tenant which shall remain on the Property after the termination of this Lease shall, at the option of Landlord, be deemed to have been abandoned and may be retained by Landlord as its property or be disposed of, without accountability, in such manner as Landlord may see fit. However, Landlord shall also have the right to require Tenant to remove any such personal property at Tenant's own cost and expense and to repair any damages caused by such removal. Upon Tenant's failure to do so upon fifteen (15) days notice from Landlord, Landlord may cause such personal property to be removed and charge all cost of removal to Tenant. SECTION 5.05. The provision of this Article 5 shall survive the expiration or any termination of this Lease.

Surrender on Termination. Forthwith upon the termination of this Lease, whether by effluxion of time or otherwise, the Tenant shall vacate and deliver up possession of the Premises in a neat and tidy state in accordance with the Tenant’s obligation under this Lease to repair the Premises, but subject to the Tenant’s rights and obligations in respect of removal in accordance with section 11.
Surrender on Termination a) On expiration or early termination of this Lease, Tenant shall deliver all keys to Landlord, have final utility readings made on the date of move out, and surrender the Premises clean and free of debris inside and out, with all mechanical, electrical and plumbing systems in good operating condition, all signing removed and defacement corrected; and all repairs called for under this Lease completed. The Premises shall be delivered in the same condition as at the commencement of the term, subject only to depreciation and wear from ordinary use. Tenant shall remove all of its furnishings and trade fixtures that remain its property and restore all damage resulting from such removal. Failure to remove said property shall be abandonment of same, and Landlord may dispose of it in any manner without liability. b) If Tenant fails to vacate the Premises when required, including failure to remove all its personal property, Landlord may elect either: (i) to treat Tenant as a tenant from month to month, subject to all provisions of this Lease except the provision for the term and at a base rental of 120 percent of that specified in this Lease; or (ii) to eject Tenant from the Premises and recover damages caused by wrongful holdover.

Surrender on Termination. The Lessee/Operator, upon termination of this agreement pursuant to the provisions hereof, shall quit, surrender and return to the Borough all of the property of the Borough in as good a state and condition that such property was in on the effective date of this agreement, normal wear excepted.
Surrender on Termination. Tenant shall surrender the space at the end of the term arranged for under this lease, including all improvements, wear and tear excepted. All keys or other forms of access to the space or any materials left within the space will be surrendered to Landlord by the end of the term. Any and all improvements made by the Tenant to the subject premises, including carpets and partition, shall remain in the subject premises upon the termination of this lease; except that the tenant shall be permitted to remove furniture, built-in cabinets and similar items which can be removed without damaging the premises. The Tenant at his expense shall repair any damages caused by said removal.
Surrender on Termination. 12.01 UTS will, at the expiration or sooner termination of the Term, peaceably surrender and yield up to the University the Licensed Premises in as good a state of repair and condition, as was the case as at the commencement of the Term, subject to the use and damage caused by other users of the Licensed Premises, reasonable wear and tear excepted.

Surrender on Termination. Except as provided otherwise in this Article XII, Lessee shall, on the last day of the term of this Lease (including any extension or renewal thereof) or upon any earlier termination of this Lease, surrender and deliver up the premises into the possession and use of City without fraud or delay in good order, condition, and repair, except for reasonable wear and tear since the last necessary repair, replacement, restoration or renewal, free and clear of all lettings and occupancies unless expressly permitted by the City in writing, and free and clear of all liens and encumbrances other than those created by and for loans to City.
Surrender on Termination. At the expiration of this Lease or its earlier termination, Lessee shall, without notice, turn in all keys and access cards, or similar devices, and re-deliver possession of said Premises to Lessor broom clean and in as good condition as they were in at any time during the Lease term, including any exercised option, ordinary wear and tear and damage by insured peril or uninsured casualty not the fault of the Lessee, excepted.
