TENANT'S EFFECTS. The Tenant hereby irrevocably appoints the Landlord to be its agent to store or dispose of any effects left by the Tenant on the Premises 14 days after the termination of this Lease (whether by effluxion of time or otherwise) on any terms that the Landlord thinks fit and without the Landlord being liable to the Tenant and to include but not be limited to the cost of storage (if any) and any other expenses reasonably incurred by the Landlord but the Landlord paying to the Tenant the balance of the sale proceeds thereof forthwith and the Tenant hereby agrees to indemnify the Landlord against any liability incurred by the Landlord to any third party whose property shall have been sold by the Landlord in the mistaken belief held in good faith (which shall be presumed unless the contrary be proved) that such property belonged to the Tenant

TENANT'S EFFECTS. 7.1 The Tenant irrevocably appoints the Landlord to be the Tenant's agent to store or dispose of any effects left by the Tenant on the Premises for more than seven days after the expiry or sooner determination of the term subject to any conditions which the Landlord thinks fit and without the Landlord being liable to the Tenant save to account for the net proceeds of sale less the cost of storage (if any) and any other expenses reasonably incurred by the Landlord. 7.2 Any goods or other effects left at the Premises on or after the expiry or sooner determination of the term shall be subject to a lien in favour of the Landlord in respect of any liability of the Tenant to the Landlord pursuant to or arising out of this lease and the Landlord shall have power to sell or otherwise dispose of all such goods and effects on whatever terms the Landlord shall think fit and to apply the net proceeds of such sale or disposal towards satisfaction of such liability.

TENANT'S EFFECTS. If at such time as the Tenant has vacated the Property on the determination of the Term either by effluxion of time or otherwise any property of the Tenant shall remain in or on the Property and the Tenant shall fail to remove the same within four days after being requested by the Landlord so to do the Landlord may as the agent of the Tenant (and the Landlord is hereby appointed by the Tenant to act in that behalf) sell such property and shall then hold the proceeds of the sale after deducting the costs and expenses of removal storage and sale reasonably and properly incurred by it and any other monies due from the Tenant to the Landlord to the order of the Tenant or apply the same towards sums owed by the Tenant to the Landlord Provided always that if such proceeds of sale shall be insufficient to meet the costs and expenses as aforesaid the Tenant shall pay the amount of the deficiency on demand and will indemnify the Landlord against any claim or liability in respect thereof Provided further that the Tenant will indemnify the Landlord against any liability incurred by it to any third party whose property shall have been sold by the Landlord in the bona fide mistaken belief (which shall be presumed unless the contrary be proved) that such property belonged to the Tenant.
TENANT'S EFFECTS. If at such time as the Tenant has vacated the Property after the determination of the Term any property of the Tenant shall remain in or on the Property and the Tenant shall fail to remove the same within 28 days after being requested by the Landlord so to do by a notice to that effect then the Landlord may as the agent of the Tenant sell such property and shall then hold the proceeds of sale after deducting the costs and expenses of removal storage and sale reasonably and properly incurred by it to the order of the Tenant provided that the Tenant hereby indemnifies the Landlord against any liability incurred by it to any third party whose property shall have been sold by the Landlord in the bona fide mistaken belief (which shall be presumed unless the contrary be proved) that such property belonged to the Tenant with as such pursuant to this clause 4.34
TENANT'S EFFECTS. The Landlord shall be entitled to sell or otherwise dispose of on any terms that the Landlord thinks fit any or all of the Tenant's fixtures fittings and effects left by the Tenant on the Premises for more than seven days after the expiration or sooner determination of this Lease which said fixtures fittings and effects shall be deemed to become the sole property of the Landlord The Landlord shall be entitled to retain for its own purposes and use the proceeds of sale but shall be under an obligation to offset the said proceeds of sale against any sums which may be owing by the Tenant to the Landlord under the terms of this Lease
