Tenant’s Restrictions. Tenant shall not cause or permit to occur: (a) Any violation of any federal, state or local law, ordinance, or regulation now or hereafter enacted, related to environmental conditions on, under or about the Leased Premises, arising from Tenant’s use or occupancy of the Leased Premises, including but not limited to, soil and ground water conditions; or (b) The use, generation, release, manufacture, refining, production, processing, storage, or disposal of any Hazardous Substances on, under, or about the Leased Premises or the transportation to or from the Leased Premises of any Hazardous Substances, except as may be permitted by applicable law and regulation.
