Tenant’s Rights. If any portion of the Premises is so taken by --------------- condemnation, Tenant may elect to terminate this Lease if the portion of the Premises taken is of such extent and nature as substantially to handicap, impede or permanently impair Tenant's use of the balance of the Premises.
