Utilities Expenses; the expense of providing the services, maintenance and repairs contemplated by subsections 8.1, 8.2.1 and 8.2.2 of this Agreement, whether furnished by the Landlord's employees or by independent contractors or other agents;
Utilities Expenses;. Landlord represents and warrants to Tenant that water, sewage, gas, electricity, and telephone service are either on the Premises or that they are located within five (5) feet of the boundary of the Premises. Tenant shall pay for any Tenant Improvements, alterations, or other costs to occupy the land in any way, at its sole cost and expense. Tenant shall determine the availability of and shall cause to be installed in, on, and about the Premises all additional facilities necessary to supply thereto all water, sewage, gas, electricity, telephone and other services required in connection with the construction and operation of the Premises, and, during the Term hereof, Tenant shall pay all charges and expenses associated with the use of said facilities and shall protect and hold harmless Landlord and the Premises therefrom. Tenant shall pay all connection, service and other charges pertaining to the Premises levied by public utilities or municipalities with respect to utilities during the Term. Tenant shall pay all expenses associated with operating and occupying the Premises. This is a triple net lease and Tenant is responsible for the operation and expenses of its occupancy in every way, and Landlord shall have no expense.
Utilities Expenses;. Utilities expenses incurred by AEON GD in the Premises, comprising water and electricity expenses, shall be determined with reference to the actual usage of AEON GD and local municipal standard rates for electricity charges and water charges and shall be payable by AEON GD. AEON GD shall pay the utility expenses to AEON MALL BM within 10 working days after receipt of the relevant invoice. Expenses incurred for the maintenance, repair and replacement of facilities used by both AEON GD and AEON Mall BM shall be borne by AEON GD and AEON Mall BM on pro rata basis. Expenses incurred for maintenance, repair and replacement of facilities exclusively used by AEON GD shall be fully borne by AEON GD.
Utilities Expenses;. 10-1-1 Party B shall go through procedures for account application and opening (if necessary) with respect to utilities of the Premises (e.g. water, electricity, communication, equipment and broadband network), and shall bear relevant application and opening costs and the costs of separate metering devices.
10-1-2 Party B shall bear all expenses incurred in connection with the usage of utilities (i.e. Utilities Expenses) as of the Delivery Date. The amount of Utilities Expenses shall be calculated according to the amount of utilities consumed as recorded by Party B’s separate metering devices.
10-1-3 Party B hereby acknowledges that Party A will be entrusted to collect electricity fees from Party B on behalf of competent utilities authority. The terms of payment and payment date of any electricity fees payable by Party B shall be subject to written notice of Party A and/or the Property Management Company. Party A shall have the right to adjust the standards for collection of electricity fee payments in accordance with the requirements of competent utilities authority.

Utilities Expenses;. 9.1 Sublessee shall be solely responsible for the payment of any and all costs and expenses for: (a) any special heating or air conditioning (HVAC) equipment required for Sublessee's equipment; (b) any additional or after-hours heating and air conditioning (HVAC); (c) all costs for separate metered electricity furnished to the Sublease Premises; and (d) any telephone service used or consumed in the Sublease Premises.
9.2 Sublessee shall contract directly with Lessor for the performance of janitorial services not provided for in the Master Lease Agreement for the Sublease Premises and pay Lessor for such services. As between Lessor and Lessee, such janitorial services shall be deemed provided by Lessee pursuant to the provisions of the Master Lease Agreement, but Sublessee shall not be entitled to any credit against its subrental obligations for such janitorial services.
9.3 Sublessee shall reimburse Lessee within fifteen (15) days of written demand for any cost or expense to the extent incurred by Lessee for the foregoing utilities.
Utilities Expenses;. Lessee shall be responsible for the payment of all expenses, including without limitation, homeowners' association dues, utilities and insurance. Lessee shall not be responsible for real estate taxes.
Utilities Expenses;. Lessee shall make all arrangements for and pay for all utilities and services furnished to or to be used exclusively by Lessee on the Premises, including, without limitation, electricity, water, gas sewer, telephone service and trash collection. In addition thereto, Lessee shall pay its pro rata share of the cost of utilities and services of the Common Area (as defined in Section 4.6) as provided herein, subject, however, to any limitations set forth in this Section 4. Said pro rata share shall constitute additional rent. If Lessee is the user of a utility service which is prorated by Lessor among other tenants, and in Lessor's reasonable judgment Lessee uses a significant portion of said utility service, then Lessor, at Lessor's expenses, may install an individual meter for lessee.
Utilities Expenses;. Subtenant's obligations with respect to utilities supplied to or used at the Sublease Premises shall be governed by section 4 of the Master Lease. However, so long as the Sublease Premises consists of less than the entire Building then, with respect to any utilities that are not separately metered to the Sublease Premises, Subtenant shall pay Subtenant's Proportionate Share of such utilities' expense, as additional rent, within fifteen (15) days after written invoice from Sublandlord. If Sublandlord determines that Subtenant has used or is using a disproportionate amount of any utility that is not separately metered to the Sublease Premises, or an amount that is in excess of the amount that would be customarily supplied to the Sublease Premises for office and research/development purposes, the Sublandlord shall be entitled to make a reasonable determination of Subtenant's share of such utilities' expense and Subtenant shall pay such amount within fifteen (15) days after written invoice from Sublandlord.
Utilities Expenses;. The Lessee shall pay all the utilities bills for electricity, telephone and any other expenses expenses incurred during the tenure of this lease.
