THIS LEASE is made and entered into as of December 1, 2018, by and between the CLERMONT COUNTY PORT AUTHORITY (the “Authority” or “Lessor”), a body corporate and politic and a port authority duly organized and validly existing under the laws of the State of Ohio (the “State”), as lessor (together with its lawful successors and permitted assignees, the “Lessor”), and FCC TRAINING FACILITY LLC, an Ohio limited liability company, as lessee (together with its successors and permitted assignees, the “Lessee”), under the circumstances hereinafter described, with each capitalized word or term used as a defined term but not otherwise defined herein having the meaning assigned to it in Section 1.1;
